<p>Assists the manager in supervising and coordinating the maintenance activities of all systems, equipment, building finishes, and grounds. Ensures the housing facilities are safe, efficient, and esthetically pleasing for patients, families, employees, and visitors. Provides front-line supervision for the maintenance, inspection, and repair of all electrical equipment, locksmithing, carpentry, grounds maintenance, and other duties. Job Responsibilities: Leads and manages a maintenance team by providing superior customer service, responding to unscheduled equipment failures and performing emergency shutdown and/or start-up procedures to ensure continuity of operation. Works independently, or with others, to perform routine and emergency maintenance quickly and efficiently in a fast paced, high-volume work environment. Accurately uses job-related tools and equipment to fabricate, repair and trouble-shoot mechanical or electrical systems. Provides supervision and coordination of maintenance activities. Reads and interprets job related schematics and drawings and operations and maintenance manuals. Adheres to institutional and departmental administrative and policies and procedures. Reviews production, quality control, and maintenance reports and statistics to plan and modify maintenance activities. Ensures housing facilities remain in compliance with federal and local regulatory authorities (OSHA, EPA, NFPA, etc.). Inspects machines and equipment for conformance with operational standards and monitors performance via the building automation and controls systems (METASYS and FPi). Utilizes a Computer Maintenance Management System (CMMS) to actively manage projects and preventive and corrective work requests. Performs other related duties as assigned in order to meet the goals and objectives of the department and institution. Maintains regular and predictable attendance. Minimum Education and/or Training: High School diploma or GED. Minimum Experience: Five (5) years of experience maintaining and repairing mechanical equipment and systems, residential and commercial heating ventilation and air conditioning systems, and residential appliances, in an apartment building, hospital, or similar facility. Three (3) years experience coordinating maintenance activities. Licensure, Registration and/or Certification Required by SJCRH Only: (NL) Steam Engineer First Class License from Memphis and Shelby County Office of Construction Code Enforcement is preferred. (NL) EPA Refrigerant Recovery Certification is preferred. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. It is not typical for an individual to be hired at or near the top of the salary range and compensation decisions are dependent on the facts and circumstances of each case.
