This includes a focus on lease-ups, stabilized assets, and corporate brand positioning. The role demands a dynamic leader who can combine high-level strategic vision with operational excellence across digital, branding, CRM, reputation management, and resident engagement.</p> <p>As a strategic partner to departments including Operations, Asset Management, Business Information Systems, and Learning & Development, the Director will ensure marketing initiatives are fully aligned with broader business objectives.</p> <p>What You'll Bring</p> <p>Required:</p> <ul> <li>8+ years in marketing, with at least 3 in a leadership or director-level role </li><li>Multifamily real estate experience, including luxury lease-ups </li><li>Demonstrated success in strategic planning and digital marketing </li><li>Experience managing internal teams and external agencies </li><li>Strong CRM, analytics, SEO/SEM, and branding expertise </li><li>Excellent communication and project management skills </li><li>Bachelor's degree in Marketing, Communications, or related field </li></ul> <p>Preferred:</p> <ul> <li>Experience with Yardi CRM IQ or similar systems </li><li>Experience launching or rebranding multifamily communities </li><li>MBA or advanced certifications (Google Ads, </li></ul> <p>Your Responsibilities:</p> <p>Strategic Leadership & Planning</p> <ul> <li>Develop and execute the company-wide marketing strategy aligned with occupancy, leasing velocity, and brand awareness goals. </li><li>Lead annual and project-specific marketing planning, including lease-up strategies, media launches, and pricing insights. </li><li>Conduct full audits and gap analyses of marketing systems, vendors, and processes. </li><li>Act as the primary marketing liaison in business development efforts. </li></ul> <p>Branding, Storytelling & Creative Direction</p> <ul> <li>Define and maintain the brand architecture for the company and its communities. </li><li>Ensure cohesive branding across all digital and physical touchpoints. </li><li>Oversee the creation of branded assets, collateral, signage, and promotional materials. </li><li>Partner with interior design and landscaping teams to align aesthetics with branding. </li></ul> <p>Advertising, Media & Lead Generation</p> <ul> <li>Manage paid and organic campaigns: Google Ads, Meta, TikTok, influencer campaigns, ILS platforms, event marketing. </li><li>Oversee listing accuracy and alignment with property aesthetics. </li><li>Measure and report on lead source performance (CPL, CPLe, ROAS). </li></ul> <p>CRM, Lead Management & Leasing Support</p> <ul> <li>Optimize CRM systems (e.g., Entrata, Anyone Home) to improve lead nurturing, visibility, and conversion. </li><li>Track unit staleness, lead queue health, agent responsiveness, and leasing performance. </li><li>Partner with Operations and Asset Management to adjust campaigns based on occupancy trends. </li></ul> <p>Reputation & Resident Experience Management</p> <ul> <li>Lead online reputation strategy, targeting minimum 3.5+ star ratings across platforms. </li><li>Manage business listings (Google, Yelp, Meta, Apple, etc.) for properties and corporate. </li><li>Respond to public feedback on LinkedIn, Glassdoor, and review sites. </li><li>Collaborate on customer experience strategies and training. </li></ul> <p>Digital Content, Social Media & PR</p> <ul> <li>Direct digital asset creation (photo, drone, video, virtual tours, blog content). </li><li>Manage content calendar and community management for social platforms. </li><li>Coordinate PR efforts internally or through agency partnerships. </li><li>Proactively monitor and mitigate media risks. </li></ul> <p>Marketing Technology & System Administration</p> <ul> <li>Administer marketing platforms including CRM, email systems, social scheduling, website CMS. </li><li>Ensure data accuracy across systems and ILS feeds. </li><li>Manage marketing help desk and ensure timely resolution of property-level requests. </li></ul> <p>Analytics, Reporting & Insights</p> <ul> <li>Create marketing dashboards and KPIs (lead-to-lease funnel, ad source ROI, NPS, review response time). </li><li>Provide weekly, monthly, and on-demand performance reports for stakeholders. </li><li>Adjust marketing budget allocations based on property needs and market data. </li></ul> <p>Vendor & Budget Management</p> <ul> <li>Oversee vendor relationships: define scopes, negotiate terms, and monitor execution. </li><li>Lead RFP and bid evaluation processes for large contracts. </li><li>Monitor budget adherence and ensure efficient spend aligned with marketing ROI. </li></ul> <p>Event Marketing & Corporate Engagement</p> <ul> <li>Lead marketing-related events: lease-up launches, press/influencer events, resident townhalls. </li><li>Plan internal events: annual
