<p>About the Agency:</p> <p>The New York City Department of Housing Preservation Development (HPD) promotes quality and affordability in the city's housing, and diversity and strength in the city's neighborhoods because every New Yorker deserves a safe, affordable place to live in a neighborhood they love.</p> <ul> <li>We maintain building and resident safety and health </li><li>We create opportunities for New Yorkers through housing affordability </li><li>We engage New Yorkers to build and sustain neighborhood strength and diversity. </li></ul> <p>Your Team:</p> <p>The Office of Asset and Property Management (APM) leads the agency's effort to protect the City's investment in affordable housing and ensure that properties remain stable and affordable over the long-term. APM actively monitors the performance and regulatory compliance of projects sponsored, supervised, and owned by the City, and connects people to affordable housing opportunities.</p> <p>APM includes the Divisions of Asset Management, Property Management & Client Services, Housing Supervision, Housing Opportunities & Program Services, and Co-op Readiness & Technical Services.</p> <p>The Division of Housing Supervision oversees a large and heavily-regulated portfolio of residential properties and</p> <p>units, notably the approximately 45,000 units that comprise the Mitchell-Lama stock. Housing Supervision also</p> <p>administers Senior Citizens' Rent Increase Exemptions (SCRIE) for seniors living in government-subsidized</p> <p>developments and HDFC cooperatives across the city. Housing Supervision is committed to ensuring that all</p> <p>properties in its portfolio are safe and habitable; are compliant with City, State and Federal requirements; are</p> <p>financially viable; and remain affordable for current and future residents. Housing Supervision is looking for a</p> <p>College Intern who will assist in digitizing the Mitchell-Lama portfolio.</p> <p>Your Impact:</p> <p>Mitchell-Lama developments are a critical source of affordable housing for low- and moderate-income New Yorkers.</p> <p>These developments are privately owned but heavily subsidized and regulated.</p> <p>As a College/Grad Schol intern focused on financial analysis and rent increase review, you will support the division's</p> <p>efforts to better understand operating costs across the portfolio, the drivers of rent increase requests, and the fees</p> <p>charged at Mitchell-Lama cooperatives. Your work will help translate complex financial data into clear insights that</p> <p>inform policy decisions and improve transparency for residents and stakeholders.</p> <p>Your Role:</p> <p>You will work closely with Housing Supervision staff to review audited financial statements, rent increase budgets, and cooperative fee structures to analyze operating expenses across developments. You will help build a clearer picture of cost trends, fee practices, and rent increase impacts across the Mitchell-Lama portfolio. Your analysis will help the division develop data-driven narratives around building costs, cooperative charges, affordability, and long-term financial sustainability.</p> <p>Your Responsibilities:</p> <ul> <li>Review audited financial statements for Mitchell-Lama developments. </li><li>Extract and organize line-by-line operating expense data across multiple properties. </li><li>Build and maintain spreadsheets and datasets to track cost trends over time. </li><li>Assist in analyzing rent increase requests and their underlying cost drivers. </li><li>Analyze fees and charges at Mitchell-Lama cooperatives across the portfolio. </li><li>Create charts, summaries, and presentations that translate financial data into clear, accessible narratives. - Support the development of internal reports, briefing materials, and policy memoranda. </li><li>Collaborate with staff to identify key cost pressures across the portfolio. </li><li>Assist with data quality checks and standardization of financial reporting </li></ul> <p>Preferred skills</p> <ul> <li>Enrolled in undergraduate coursework </li><li>Strong analytical, research, and writing skills. </li><li>Interest in housing policy, urban planning, public finance, or real estate. </li><li>Proficiency in Microsoft Excel (pivot tables, formulas, basic data analysis). </li><li>Detail-oriented with strong organizational skills. </li><li>Ability to synthesize complex data into clear insights. </li><li>Comfortable working both independently and as part of a team. </li></ul> <p>Ideal Fields of Study:</p> <ul> <li>Finance or Accounting </li><li>Public Policy </li><li>Economics </li><li>Real Estate </li><li>Data Analytics </li><li>Business Administration </li></ul> <p>Authorization to work in the United States is required for this position.
