Driven Brands has approximately 4,800 locations across the United States and 13 other countries, and services tens of millions of vehicles annually.</p> <p>JOB DESCRIPTION:</p> <p>Position Summary:</p> <p>The Lease Manager for Driven Brands is responsible for managing the company's entire real estate lease portfolio, including primarily leases and subleases for each of our subsidiary brands throughout the United States, Canada, and other countries</p> <p>Responsibilities</p> <ul> <li>Provide exceptional customer service to all Franchisees and Landlords. </li><li>Collaboratively and effectively interact with business, accounting and legal teams. </li><li>Administer and manage lease management software. </li><li>Track expiration and renewal dates for all leases. </li><li>Participates in the execution, tracking and verification of lease documentation pertaining to new store leases, lease renewals and lease terminations. </li><li>Facilitate negotiations for real estate leases and subleases. </li><li>Manage and administer lease terms. </li><li>Coordinate and ensure timely payments for rent, percentage rent, common area maintenance, association dues, insurance premiums, taxes, and other miscellaneous expenses. </li><li>Manage A/R rents for entire lease portfolio. </li><li>Quality assurance for lease abstractions. </li><li>Manage tenant improvement allowance reimbursements. </li><li>Generate, maintain and update reports. </li><li>Special Projects. </li></ul> <p>Qualifications:</p> <ul> <li>4 year college degree (preferably business course work or business/real estate degree). </li><li>2-5 years commercial real estate leasing experience preferred. </li><li>Strong Microsoft Office skills, most importantly with Word, Excel, and Outlook. </li><li>Acute attention to detail; strong organization and communication skills. </li><li>Ability to prioritize, perform, and meet deadlines in a busy, changing, multi-tasking work environment. </li><li>Motivated self-starter who is willing to work independently and with teams to accomplish goals. </li><li>Strong presentation skills for regular meetings with subsidiary brands and executive leadership. </li></ul> <p>Necessary Knowledge Skills and Abilities</p> <p>Developing professional expertise. Applies company policies and procedures to resolve a variety of issues. Full use and application of standard principles, theories, concepts and techniques. Provides resolution to an assortment of problems of moderately complex scope where analysis of situations or data requires a review of a variety of factors. Exercises judgment within defined policies, procedures and practices to determine appropriate action. Normally receives established instructions on routine work, detailed instructions on new projects or assignments. Work is reviewed for accuracy and overall adequacy. Contributions to the fulfillment of projects and organizational objectives. Failure to achieve results or erroneous judgments or recommendations may require the allocation of additional resources to correct and/or achieve project goals. Primarily intra-organizational with occasional inter-organizational and external customer contacts on routine matters. May provide limited guidance to lower-level staff.
