<p>Interacts directly with current and prospective residents to achieve maximum occupancy. Responsible for the leasing process from introduction to the actual occupancy of the resident and maintains communication throughout the tenancy of the resident.</p> <p>PRIMARY RESPONSIBILITES.</p> <ul> <li>Reports directly to Leasing Manager and/or Property Manager </li><li>Responsible for all activities related to apartment rentals, move-ins, and lease renewals </li><li>Generating and handling telephone and on-site traffic </li><li>Showing prospective residents "model" apartment and other "ready" apartments </li><li>Qualifying prospective residents </li><li>Preparing lease documentation and "closing the lease" </li><li>Completing all related paperwork and activities to ensure a timely move-in </li><li>Completing move-in procedures in accordance with established policies and procedures </li><li>Responsible for complying with all state, federal and local laws relating to Fair Housing </li><li>Responsible for building and maintaining strong resident rapport </li><li>Responsible for conveying resident service requests to Maintenance team members </li><li>Assist Property Manager in gathering current market and economic trends/ information, and preparing competitive and market analysis </li><li>Some Saturday and early evening shifts may be required </li><li>Perform all job related duties as assigned by supervisor. </li><li>Maintain regular and predictable attendance. </li></ul> <p>KNOWLEDGE, SKILL AND ABILITIES</p> <ul> <li>High level of professionalism and enthusiasm </li><li>Organized and structured approach to accomplishing tasks </li><li>Ability to manage multiple tasks concurrently </li><li>Disciplined Time Manager </li><li>Eye for Detail </li><li>Self-Motivated </li><li>Creative Problem Solver </li><li>Strong Interpersonal Skills - must be naturally Customer Service driven, with the ability to relate to many different types of people </li><li>Team Player - ability to work with Property Manager, Maintenance, Residents, etc. </li><li>Experience leasing apartments preferred, but not required </li><li>High school diploma or equivalent required </li><li>Intermediate office administration skills </li></ul> <p>PHYSICAL DEMANDS/WORKING CONDITIONS/ENVIRONMENT</p> <ul> <li>Capable of lifting up to 25 lbs. </li><li>Capable of working long days on a frequent basis. </li><li>Ability to work in various working conditions and environments. </li><li>Occasionally required to climb, kneel, crouch, bend and crawl. </li></ul>
