<p>Job Description:</p> <p>Position Title: Sales Associate</p> <p>Position Summary:</p> <p>The Sales Associate works at Center Communities of Brookline as part of Hebrew SeniorLife's Property Management team under the direction of the Director of Occupancy & Compliance to assist with the day to day operation of Center Communities of Brookline. The Sales Associate is responsible for assisting with implementing CCB's Tenant Selection Plan by managing the waiting list, fielding rental inquires, facilitating tours, follow up on conversations, completing tenant initial certifications according to HUD and all other federal, state and local guidelines including fair housing regulations and finalizing leasing agreements . In addition, the Sales Associate works as a key member of CCB team coordinating rental activities with the Facilities Department and working closely with other staff from all departments to support the residents of CCB.</p> <p>The position requires excellent customer service skills to meet the needs of all applicants, residents, family members, guests and professional colleagues of CCB. This role requires a person who is patient, kind and understanding. This person must be able to handle interruptions, stressful situations and difficult customer interaction in a skillful manner. This role requires an independent "self starter" with the ability to prioritize work, perform multiple tasks, anticipate needs, and demonstrate initiative, and be skilled in community building. This position will support Center Communities of Brookline's mission of supporting elders to remain independent and active.</p> <p>Core Competencies:</p> <ul> <li> <p>Ability to consistently provide high quality resident and customer service.</p> </li><li> <p>Ability to communicate clearly and effectively both verbally and in writing.</p> </li><li> <p>Ability to listen carefully; speak respectfully; be patient, kind and understanding.</p> </li><li> <p>Commit to the organization's core values of respect, dignity and empowerment.</p> </li><li> <p>Able to form trusting relationships with residents, families, and team members.</p> </li><li> <p>Work collaboratively with colleagues, both within and outside the HSL continuum.</p> </li><li> <p>Listen attentively; speak respectfully; promote an "emotional" connection.</p> </li><li> <p>Attention to detail and ability to perform and understand basic mathematical calculations accurately.</p> </li><li> <p>Ability to read, understand and implement HUD housing regulations and associated policies and procedures.</p> </li><li> <p>Have a "can-do" service mentality.</p> </li><li> <p>Accept responsibility for all tasks assigned.</p> </li></ul> <p>Position Responsibilities:</p> <ul> <li> <p>Partnering closely with CCB property management, maintain an occupancy rate above 97% for all CCB buildings.</p> </li><li> <p>Promote incremental services available to CCB residents such as the dining plans, medical services, and private care in support of both providing the best resident experience and meeting revenue goals.</p> </li><li> <p>Field all prospective rental inquiries and respond to requests for information in a timely manner Schedule, conduct compelling tours for prospective residents and their family members at all CCB properties. Partner with local realtor when necessary to improve leasing at CCB Townhomes.</p> </li><li> <p>Track contact information, including but not limited to tours, follow up calls and any other pertinent information in HSL's CRM software and CCB's property management database, Yardi as neeed.</p> </li><li> <p>Nurture all active leads in an effort to convert them; if they do not convert, input lost led reasons into CRM to identify feedback trends that could help operations optimize the offering to better meet the market.</p> </li><li> <p>Advocate for other HSL offerings if deemed more appropriate than CCB supportive housing (e.g. a prospect would benefit from long-term care and/or memory health support through the Wolk Center for Memory Health).</p> </li><li> <p>Educate prospective residents and their family members on both market and subsidized housing rates on an as needed basis.</p> </li><li> <p>Ensure that leases are properly passed on to operations for move-in coordination.</p> </li><li> <p>Coordinate the pre-admission and move-in process with new residents, family members, and the appropriate CCB departments (e.g. social work and property management) to ensure a smooth transition; includes follow-up visits for new residents.</p> </li><li> <p>Partner with Property Management on turnover of units to maximize revenue, while minimizing lost revenue days due to unoccupied units.</p> </li><li> <p>Working in collaboration with the HSL External Engagement Manager, represent CCB at relevant local community events to build relationships with both third party referral sources and consumers.</p> </li><li> <p>Regularly review and provide updates to marketing materials to ensure all materials are in compliance with HUD and meeting HSL standards.</p> </li><li> <p>Serve as primary point person for the HSL Marketing and Communication team at CCB to support the creation of content used to promote both CCB and HSL overall (e.g. recruiting and helping subjects for photo and video shoots, and reviewing draft sales collateral).</p> </li><li> <p>Actively participate in a variety of operational standing meetings including with property management, social services, and Vitalize 360 coaches.</p> </li><li> <p>Attend a quarterly HSL Marketing, Communications, and Sales meeting to share happenings at CCB and ensure continued alignment with brand efforts and coordination with cross-selling across the organization.</p> </li><li> <p>Attend and assist with occasional after-hours resident events.</p> </li><li> <p>Assume other related tasks as required.</p> </li></ul> <p>Qualifications:</p> <ul> <li> <p>College degree and/or 3 years experience in leasing.</p> </li><li> <p>Proven relationship-building and customer-service skills (listening, understanding, helping to identify appropriate solutions, and closing)</p> </li><li> <p>Excellent communication skills</p> </li><li> <p>Proficiency in the use of pertinent computer applications including MS Office</p> </li><li> <p>Experience in Yardi or equivalent property management software preferred</p> </li><li> <p>Ability to work collaboratively in a fast-paced, dynamic environment</p> </li><li> <p>Personality traits that exemplify patience and empathy</p> </li><li> <p>Experience in senior care preferred, particularly with an understanding of supportive subsidized housing</p> </li><li> <p>Some evening/weekend work may be required</p> </li></ul> <p>Remote Type</p> <p>On-site</p> <p>Hebrew SeniorLife is an equal opportunity employer.
