Other responsibilities include assist with managing the work order system, ensuring accurate and timely completion of project services (i.e., vendor scheduling, status, progress, and payment of work), effectively communicating with internal and external business partners of ongoing projects, and providing work order metrics for management.</p> <p>Essential Job Duties:</p> <ul> <li>Coordinates with third-party contractors, overseeing their operation and maintenance activities, inspecting and evaluating their work against performance standards. </li><li>Assists with project planning, scoping, and scheduling for maintenance, construction, and infrastructure upgrades. </li><li>Coordinates with internal departments, contractors, and airport stakeholders to track deliverables and resolve issues. </li><li>Develops and analyzes computerized maintenance management system (CMMS) reports and operational data to make improvements to system performance, reliability, and operating cost. </li><li>Maintains monthly reports and other documents, such as budgets, fuel reports, facilities maintenance statistics, contractor payments, and contractor-related inventory. </li><li>Assists with managing the airport's work order system including working with the various skilled trades and Maintenance Dispatch team to streamline procedures and efficiency. </li><li>Supports procurement processes, including drafting specifications and coordinating vendor communications. </li><li>Maintains frequent and open lines of communication with key stakeholders, including airlines, tenants, the Transportation Security Administration (TSA), and other MNAA staff. </li><li>Recommends plans of action to correct maintenance deficiencies, as they arise. Informs Maintenance Management team and internal business partners of issues within the work performed by third-party vendors. </li><li>Ensures compliance with airport policies, FAA regulations, and local codes. </li><li>Participates in Maintenance Department daily operations and responds to after-hour calls. </li><li>Measures contract performance by using Key Performance Indicators (KPIs). </li><li>Works closely with Disadvantaged Business Enterprise (DBE) and Small, Minority, and Woman-Owned Business Enterprise (SMWBE) certified firms to assure equality in contract selection & completion of project work. </li><li>Reports and plans needed upgrades for equipment. </li><li>Evaluates the workload between teams and assists with project management. </li><li>Assists teams with purchase requisition approval, equipment, supply sourcing, and the budgeting process. </li><li>Reviews and approves correct contractor invoicing. </li><li>Assists with snow equipment preparation, involved in the coordination and successful execution of needed services during winter events (snow, sleet, ice). </li><li>Facilitates risk assessments and assist with project closeouts and lessons-learned documentation. </li><li>Manages the fuel system for the Authority's vehicles and equipment to include establishing accounts, resetting profiles, and troubleshooting, as needed. </li><li>Creates documentation for finance to set up billable work orders and documentation for invoice processing. </li><li>Trains staff on proper work order system use and ensure data integrity and consistency. </li><li>Assists with routine work order program scheduling, asset data entry, and editing existing information into the system. </li><li>Collaborates with the Purchasing department to obtain bids for projects exceeding a specified financial threshold in accordance with procurement guidelines. </li><li>Attends meetings to maintain airport operation awareness, represents Maintenance Management, as required. </li><li>Preforms tasks and monitors contract(s) as a backup to other Contract Manager(s), as necessary. </li><li>May serve as signatory authority for airport employees and contractors. </li><li>Follows all safety regulations. </li><li>Maintains regular and on-time attendance. </li><li>Supports MNAA's commitment to its culture and values, including Respect, Integrity, Service and Excellence (RISE). </li><li>Performs other duties as assigned. </li></ul> <p>Knowledge, Skills, Abilities and Other Characteristics:</p> <ul> <li>Facility Maintenance: Knowledge of the policies, procedures, materials, tools, and methods for facility maintenance. </li><li>Relationship Building: Skill in establishing and maintaining effective and professional working relationships with others. </li><li>Communication: Skill in communicating effectively at all levels of the organization and with stakeholders, both orally and in writing. </li><li>Managing Workload: Skill in organizing and prioritizing work, handling multiple responsibilities, and meeting deadlines. </li><li>Computer Use: Skill in using a personal computer, the internet, and other software to perform job-related functions. </li><li>Proficient in Microsoft Office. </li><li>Attention to Detail: Is careful about detail and thorough in completing work tasks. </li><li>Supervision of Personnel: Skill in supervising and managing others, including planning work, providing direction, motivating workers, and identifying the best workers for the job. </li><li>Presenting: Skill in developing and delivering presentations, both oral and written, to groups of varying size. </li><li>Written Comprehension: Ability to read and understand information and ideas presented in writing. </li><li>Written Expression: Ability to use words and sentences in writing so others will understand. </li><li>Learning: Displays a willingness to quickly acquire knowledge relevant to the job. </li><li>Dependability: Acts reliably and responsibly with others. </li><li>Initiative: Displays a willingness to take on responsibilities and challenges. </li><li>Understands business implication of decisions; Upholds organizational values and completes tasks correctly and on time. </li><li>Judgment and Decision Making: Skill in considering the relative costs and benefits of potential actions to choose the most appropriate one. </li><li>Professionalism: Demonstrates professional behavior and appearance in all situations. </li><li>Ethical Behavior: Consistently displays ethical behavior. </li><li>Ability to obtain and maintain a Security Identification Display Area (SIDA) badge. </li></ul> <p>Qualifications:</p> <p>Required:</p> <ul> <li>Associate's Degree in a related field or in lieu of education 4-6 years of building facility maintenance or related experience. </li><li>2-4 years building facility maintenance or related experience. </li><li>Valid CLASS D Driver's License. </li></ul> <p>Preferred:</p> <ul> <li>2-4 years Contract Management for maintenance service contracts experience. </li><li>Certified Member (CM) of the American Association of Airport Executives (AAAE). </li></ul>
