Marshall!</p> <p>Position Information</p> <p>Position Title Campus Maintenance Specialist Banner Position Number 000826 E-Class CN - Class Nonexempt FT .53 or > Classification Title Campus Maintenance Specialist Department Facilities & Operations Admin - MU5200 Job Description</p> <ul> <li>Performs skilled technical work in maintaining, modifying, repairing, and removal of HVAC systems, devices, and related controls. Preforms preventive maintenance using hand and power tools and precision measuring and testing devices to make adjustments or repairs in accordance to manufactures specifications, work orders or verbal instructions. </li><li>Maintenance on generators: refueling generators and refueling campus equipment, checking fluid levels, battery conditions, testing them once a month for operation status and small repairs. Assisting contractor on larger repairs and load testing. </li><li>Maintenance on chemical stations for boilers and chillers on campus checking levels in systems multiple times a week. Trouble shooting chemical controllers and feed stations, changing empty drums, helping in the delivery of chemicals to buildings and/or to boiler rooms. </li></ul> <p>General Duties:</p> <ul> <li>Responds to trouble calls when dispatched, to ensure efficient day to day operation of the University. </li><li>Inspect water lines, steam lines, and/or pneumatic lines for correct fluid levels. </li><li>Check wear on equipment parts such as v-belts, shaft alignment, oil and water levels on equipment; identify conditions that could lead to equipment failure. </li><li>Monitor and adjust air and water temperatures, chemical properties, and water purification. · Insulate pipes and ductwork as needed and other weatherization needs. </li><li>Maintain, service, repair, replace stem traps and other steam related equipment. </li><li>Completes truck and shop inventories as assigned. </li><li>Document service dates, problems, repairs, or replacements of equipment and equipment parts. · Perform repairs on machines and equipment to maintain proper working condition, report major breakdowns to supervisor. </li><li>Check heating, ventilating and air-conditioning systems for malfunctions; replace filters; grease and oil equipment parts to maintain proper working condition and prevent failures. </li><li>Mix and add chemicals to drains, sewers, and hot/cold water systems, as directed. </li><li>Installs, repairs, and replaces piping and fittings for oil, natural gas, water, steam, compressed air, heating and plumbing lines, air and natural gas compressors, pumps, chillers and boilers. </li><li>Assists with seasonal overhauls in transition of systems from heating to cooling and vice versa. Performs HVAC system inspections and manufacturer-recommended preventive maintenance. Provides means of access through walls, floors, and other structures as may be required by dismantling or cutting through structural and other physical barriers in order to gain access for repairs or for new installations. </li><li>Restores assigned work sites to their original condition at the completion of work by removing tools, materials, and debris, drop cloths, and tarpaulins used during the project, returning furniture and equipment to their proper location, setting up equipment that had been dismantled, and coordinating the cleaning, painting, or replacing tile(s) and other structural effects through which holes have been cut. </li><li>Cleans plant facilities, equipment, and work areas as required. · Operates multimeters, voltmeters, amp meters, power meters, electric tracking equipment, frequency counters, AC and DC power supplies. </li><li>Operates power tools, hand tools, air compressors, jackhammers, backhoes, oxygen-acetylene torches, soldering and de-soldering equipment. man lifts, and manifold gauges Reads and interprets drawings, schematics, blueprints, and manufacturers specifications. Complies with federal regulations governing environmental protection, hazardous waste disposal, and the use of refrigerants, chemical substances and materials. </li><li>Performs other duties as assigned deemed necessary to meet the needs of Marshall University including performance of work in support of other shops/trades. </li><li>This job description indicates the general nature and level of work performed by employees in this role.
