<p>Job Summary</p> <p>The Property Manager supports and assists in the management of residential real estate, focusing on tenant satisfaction, property operations, and compliance with all city, state and/or local regulations.</p> <p>This role involves day-to-day oversight of tenant relations, maintenance, and repair activities while supervising building staff, including superintendents, doormen, porters, and handypersons.</p> <p>The Property Manager plays a key role in ensuring the smooth operation of the Properties and achieving company financial objectives.</p> <p>Property Manager Job Description</p> <p>Duties Include:</p> <ol> <li> <p>Manage Brokers and process of showing vacant apartments to prospective Residents. Work with leasing team to do the same, keeping open communication on units that are at various stages of completion and ultimately Move-in Ready</p> </li><li> <p>Assist in achieving company financial objectives by making sure:</p> </li></ol> <p>a. Vacant apartments are ready to rent (requires working with and overseeing Superintendent, and onsite staff</p> <p>b. Applicants have a favorable impression of company property and staff</p> <p>c. Residents find the building staff and company support staff to be highly responsive to their needs</p> <p>d. Annual operating and capital expenditure budgets are prepared, reviewed, and implemented accurately</p> <p>e. Monthly financial performance is monitored against the budget, while identifying variances.</p> <p>f. Invoices and contracts are reviewed and approved alongside budget allocations. Vendors and contractors provide cost-effective pricing without compromising quality.</p> <ol start="3"> <li> <p>Maintain resident satisfaction by investigating issues and bringing them to a satisfactory resolution in a timely manner, while directing onsite team to do the same</p> </li><li> <p>Manage all maintenance and repair work, schedule and coordinate vendor work, including obtaining quotes from vendors. Manage confirmation and completion of work, in coordination with Superintendent</p> </li><li> <p>Manage duties of all field staff by working closely with Superintendent, including overseeing scheduling, staff timecards and clocked hours</p> </li><li> <p>Negotiate all service contracts, including bidding, managing building contracts and ensuring that suppliers/service providers are meeting contractual obligations (i.e., HVAC, elevator, landscaping, pest control, etc.)</p> </li><li> <p>Maintain property integrity through regular site visits and maintenance of all property systems including HVAC and Mechanical systems</p> </li><li> <p>Maintain order on the property by setting and maintaining property rules and regulations and diplomatically resolving issues when they occur</p> </li><li> <p>Thoroughly inspect property for safety issues and take immediate action where safety is compromised</p> </li></ol> <p>10.On call 24/7 for emergencies to provide guidance and direction to onsite team and a physical presence as needed</p> <p>11.Responsible for overseeing property arrears alongside Accounting Department. Including tracking arrears, sending arrears letters to the appropriate list of tenants, and reviewing and discussing the arrears report for potential referral to Legal. Overseeing eviction and collections</p> <p>12.Document and record any Incident reports</p> <p>13.Ensure the smooth operation of the building and compliance of NYC regulations as well as current and any new Local Laws, alongside Maintenance Department</p> <p>a. Ensure the efficient and proper resolution of building violations, collaborating with the project coordination team and various vendors</p> <p>b. Facilitating bank and insurance inspections</p> <p>c. Completing insurance recommendations</p> <p>14.Ensure compliance with all company policies and procedures</p> <p>15.Hire, train, motivate, and evaluate work performance of Superintendents and building maintenance staff, in coordination with Superintendents</p> <p>16.Actively seek ways in which to bring added value and satisfaction to all residents</p> <p>17.Oversee amenity spaces</p> <p>Qualified Candidates Will Have the Following Skills</p> <ul> <li>Personable and customer-service oriented, with the ability to build strong tenant relationships. </li><li>Strong and positive communication skills, coupled with sound reasoning and practical judgment. </li><li>Excellent listening skills to understand tenant concerns and address them effectively. </li><li>Ability to quickly record and respond to new information, recommending solutions that align with tenant expectations and company goals. </li><li>Strong motivation to complete tasks on time, with diligent follow-up to ensure their completion. </li><li>Ability to work independently with minimal supervision while maintaining high standards of performance. </li><li>Exceptional organizational skills to manage multiple responsibilities efficiently, including property inspections and staff training. </li><li>In-depth knowledge of building maintenance, operations, and legal/regulatory compliance for managing properties in NYC. </li><li>Proven leadership skills to effectively manage site personnel and uphold high service standards for all residents. </li><li>Forward-thinking mindset to anticipate potential issues and implement proactive solutions that enhance resident satisfaction. </li></ul> <p>#ZIPDH</p> <p>BGSF is an Equal Opportunity Employer.
