<p>Morgan Stanley Investment Management ("MSIM"), together with its investment advisory affiliates, has more than 1,300 investment professionals around the world and $1.7 trillion in assets under management or supervision as of December 31, 2024. MSIM strives to provide strong long-term investment performance, outstanding service, and a comprehensive suite of investment management solutions to a diverse client base, which includes governments, institutions, corporations, and individuals worldwide.</p> <p>Basic Purpose:</p> <p>The successful candidate will be responsible for the preservation and financial growth of an assigned portfolio of institutional grade real estate assets for a national multi-sector portfolio (primarily comprised of multifamily, industrial, and triple-net leased properties) with a current value in excess of $9 billion.</p> <p>The Senior Asset Manager will be a member of the Eaton Vance Real Estate Investment Group ("REIG"), which is responsible for managing real property investments owned by certain funds sponsored by Eaton Vance Management ("EV"), a part of MSIM, the asset management business segment of Morgan Stanley. The position will be based in Boston, MA and the successful candidate will be expected to manage all facets of their assigned portfolio, including but not limited to, multifamily, industrial, and retail properties, with the goal of maximizing the return on investment and value of the portfolio. Responsibilities include identifying and implementing asset-level strategies, including the oversight and coordination of third parties, negotiating leases, budgeting, external and internal valuations, overseeing capital projects, inspecting properties, assisting on investment due diligence and internal portfolio and property reporting.</p> <p>The individual will report to the Director of Asset Management and will work collaboratively with other functional areas of REIG and Fund Administration to ensure proper administration, control, and financial reporting of real estate investments.</p> <p>Primary Responsibilities:</p> <p>Review and analyze operating reports prepared by third-party managers. Reviews include monitoring financial statements, leasing activity, rent levels, as well as capital projects to evaluate performance of assigned portfolio, property managers and other service providers.</p> <p>Conduct property and market tours to review property operations and physical condition as well as develop understanding of immediate submarket and overall market dynamics.</p> <p>Develop operating budgets, capital budgets, business plans and leasing strategy of assigned portfolio with third-party property managers.</p> <p>Review third-party property appraisals and prepare and document internal valuations on assigned portfolio and participate in internal and external reporting of results.</p> <p>Represent fund interests in discussions and negotiations with tenants, leasing brokers, third-party property managers, lenders, property tax consultants, joint venture partners and other parties.</p> <p>Provide support to the Acquisitions & Disposition and Finance teams in the underwriting, due diligence and transition planning of potential acquisitions and assist in the coordination of any dispositions.</p> <p>Responsible for updating and maintaining all documentation and contracts related to assigned portfolio, including, but not limited to, closing documents, leases, tenant correspondence, loan documents, operational reporting, etc.</p> <p>Assisting other members of REIG and Fund Administration as requested, particularly on matters relating to the valuation of physical real estate assets, performance analytics and internal and external reporting related to such assets. Lead special projects to improve processes and the group's operating efficiency.</p> <p>Job Requirements:</p> <p>Bachelor's degree or equivalent in business, finance, real estate, or a related field. MBA or other graduate education preferred. Minimum of 5 years' experience in real estate asset management, finance, or accounting, with minimum of 3 years of direct asset management experience in the multifamily sector. Up to 25% travel required. Strong attention to detail, with emphasis on numerical aptitude and analytical skills. Strong computer modeling skills including robust Excel and Argus capabilities. Sound judgement, problem solving, and risk assessment in the application of analytical conclusions and management recommendations. Experience with data and analytics-driven, strategic asset management. Excellent verbal, written and interpersonal communication skills are essential. Experience with CAPEX management and cash flow optimization. Successful team mentorship and performance oversight experience. Strong customer service orientation toward both internal and external customers is required. Superior working knowledge of MS Office applications and RealPage products.
