<p>Job Summary</p> <p>The Community Facilities Manager position combines property and maintenance oversight and leadership, under the supervision of a Regional and/ or Area Manager. This role ensures efficient property operations, fosters a positive resident experience, and leads a cohesive team. The dual responsibilities include property management, staff training, compliance, and ensuring property maintenance aligns with cleanliness expectations and safety/regulatory standards.</p> <p>Essential Job Duties and Responsibilities:</p> <p>This job description does not list all duties that will be required of this position. You will be required to perform other duties, as required by your supervisor.</p> <p>Administrative Duties:</p> <ul> <li>Full property oversight, including leasing, resident relations, and financials </li><li>Supervise, train, and evaluate team members, offering guidance to improve performance </li><li>Develop and execute marketing strategies to attract residents </li><li>Manage rent collection, security deposits, and budgetary compliance </li><li>Conduct property inspections and ensure cleanliness and maintenance standards </li><li>Address resident concerns and landlord-tenant disputes </li><li>Monitor vendor compliance and track service requests </li><li>Available for after-hours calls as needed </li></ul> <p>Facilities Duties:</p> <ul> <li>Oversee property maintenance and ensure compliance with OSHA standards </li><li>Perform minor property repairs, preventive maintenance, and safety inspections </li><li>Supervise maintenance staff, ensuring professionalism and adherence to safety policies </li><li>Resolve plumbing, electrical, HVAC, and any other repairs necessary by performing or contacting outside vendors for assistance </li><li>Maintain proper records, including unit turnovers, work orders, and inspections </li><li>Available for after-hours calls as needed </li></ul> <p>Knowledge, Skills and Abilities (KSAs):</p> <ul> <li>Strong leadership skills, communication skills, and decision-making abilities, and strong customer service skills </li><li>Frequency, and possibly, for long periods of time: walk, stand, bend, sit, climb, balance, stoop, kneel, crouch, or crawl </li><li>Specific vision abilities are required by this job to include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to focus </li><li>Safely lift or carry weights up to fifty (50) pounds without assistance </li><li>Safely move large appliances such as ranges, refrigerators and washing machines with the use of a hand truck </li><li>Safely use hand tools such as hammers, screwdrivers, saws, various power tools including handheld drills and circular saws </li><li>Safely ascend and descend various types of ladders unassisted </li><li>Tolerate normal levels of caustic chemicals and pest control chemicals </li><li>Stay aware of all work- safety requirements pertinent to the position </li><li>Position requires incumbent to have the tools and equipment generally associated with the field of multi-family apartment maintenance, along with experience in using specific tools and equipment </li><li>Basic knowledge and understanding of multi-family/residential maintenance and repair </li></ul> <p>Education and Experience:</p> <ul> <li>High School Diploma or Equivalent </li><li>Property/ Community Manager state level license where required </li><li>Minimum of three (3) years property management experience preferred </li><li>Proficiency in One Site preferred </li><li>Computer literacy </li><li>Experience in affordable housing, Tax Credit, HUD, and/ or Rural Development preferred </li><li>The following designations are preferred: ARM (Accredited Residential Manager), CAM (Certified Apartment Manager) </li><li>Incumbent must possess some type of formal training or experience in the following areas: carpentry, light plumbing work, light electrical work, painting, refurnishing and cleaning, and air conditioning </li></ul> <p>Physical Demands:</p> <ul> <li>Travel for the purpose of conducting property business. Must have a government issued state ID, or valid driver's license if required by Management based on location/property or business needs </li><li>Must be able to access all areas of the property's grounds and structures, including multilevel structures, with or without the aid of an elevator </li><li>Able to work with at a computer for a minimum of 7 hours daily either standing or sitting </li><li>Effectively communicate with applicants, residents, vendors, and supervisors in e-mail, by phone, or in person regarding day-to-day operations of the property </li></ul> <p>This position is ideal for a proactive, detail-oriented leader skilled in both property management and limited facility/maintenance operations.</p>
