Encourages involvement in, and enjoyment of the apartment community by the residents.</p> <p>PRIMARY RESPONSIBILITIES.</p> <ul> <li>Creates a positive, welcoming, supportive sense of community for residents, visitors and associates. </li><li>Responsible for building and maintaining strong resident rapport. </li><li>Assists in the selection, supervision and training of Leasing Agents. </li><li>Tracks and forecasts occupancy, and develops and executes marketing strategies to generate awareness/traffic to property. </li><li>Maintains security measures, ensuring proper incident documentation and notification to management. </li><li>Notifies resident of issues affecting their tenancy. </li><li>Monitors landlord-tenant relations and mediates disputes when necessary. </li><li>Responsible for and stays current and compliant on all state, federal and local laws relating to Fair Housing. </li><li>Negotiates and monitors contracts pertaining to the property in conjunction with Director of Operations. </li><li>Responsible for the overall appearance of property and grounds. </li><li>Establishes and monitors process to insure maintenance issues are resolved in a timely manner. </li><li>Responsible for overseeing Leasing Agents/Consultant(s), and/or Assistant Manager ensuring smooth operation of all activities related to apartment rentals, move-ins, lease renewals and proper documentation is in place. </li><li>Responsible for overseeing on-site Maintenance Technician(s), ensuring proper facility upkeep and timely fulfillment of service requests. </li><li>Inspects apartments for move-in condition and turnover status, including determining damages and cleaning fee charges for move-outs, as well as annual renewal walk-thrus. </li><li>Perform all job related duties as assigned by supervisor. </li><li>Maintain regular and predictable attendance. Some Saturday and evening shifts may be required </li></ul> <p>FISCAL RESPONSIBILITIES</p> <ul> <li>Assists in preparation of annual operating budgets and works with Director of Operations to maintain budgetary guidelines. </li><li>Develops and utilizes sound rent collection procedures, including following up with delinquent accounts. </li><li>Responsible for timely processing of all rent checks, submits all relating/supporting documentation. </li><li>Oversees security deposit administration. </li><li>Reviews, approves and submits all invoices for payment. </li></ul> <p>KNOWLEDGE, SKILL AND ABILITIES</p> <ul> <li>College degree preferred. </li><li>Three years Property Management experience preferred, preferably in a multi-family environment. </li><li>Must be legally able to operate a motor vehicle, possess valid driver's license and auto insurance, and meet company driving requirements. </li><li>Excellent customer service skills. </li><li>Above average understanding of Bookkeeping/Accounting principles. </li><li>High level of professionalism and enthusiasm. </li><li>General business acumen. </li><li>Intermediate office administration and computer skills (Microsoft Office, Yardi). </li><li>Ability to manage multiple tasks concurrently. </li><li>Strong interpersonal, communication, organizational, problem solving and time management skills. </li></ul> <p>PHYSICAL DEMANDS/WORKING CONDITIONS/ENVIRONMENT</p> <ul> <li>Capable of working long days on a frequent basis. </li><li>Capable of pushing, pulling or lifting up to 25 lbs. </li><li>Occasionally required to climb, kneel, crouch, bend or crawl. </li><li>Additional physical demands include: being outside/walking across property in various weather conditions, on feet for an extended period of time, walking up and down stairs, climbing ladder. </li></ul>
