<p>WinnCompanies is looking for a Temporary Leasing and Occupancy Specialist I to join our team at The Residences on Appleton, an 88-unit residential community located in Holyoke, MA.</p> <p>In this role, you will perform all day-to day leasing and marketing activities related to apartment rentals, move-ins, re-certifications, and lease renewals. You will also provide outstanding service to customers, residents, and clients.</p> <p>Please note that the selected candidate will adhere to the following work schedule: Monday through Friday, from 8:30am to 5:00pm, with the potential for some Saturdays from 9am-2pm as needed. This is a temporary opportunity expected from May until the end of December 2025.</p> <p>Responsibilities</p> <ul> <li>Interact with prospective and current residents to achieve maximum occupancy. </li><li>Generate and manage traffic, lotteries, wait list, property tours, leasing apartments, qualifying prospects, and following up on prospects leads. </li><li>Prepare lease documentation applicable to program types, complete move-in paperwork, and procedures, maintain applicable databases, and ensure tour route, amenity areas, and show units are to company standard. </li><li>Deliver customer service that exceeds expectations for new and current residents. Educate and implement WinnCompanies programs, processes, and policies to new and current residents as applicable. </li><li>Review, prioritize, and distribute resident service requests as required. May assist with the planning and facilitation of property events or programs required by the mixed income program guidelines. </li><li>May assist on-site management with ensuring all marketing documents, supplies, reports, advertisements, and web content are current and updated as necessary based on property, regional or corporate initiatives. </li><li>Maintain relationships with area businesses, local housing offices, employers, and real estate brokers to generate new business or to maintain an extensive waiting list for all unit types. </li><li>Remain current with local events and hiring trends that may have an impact on the property. </li><li>Maintain knowledge and understanding of current and sub markets; to include competitors and customer demographics. </li><li>During the application or recertification process, responsible to gather appropriate documents by program types for residency approval submission to the appropriate person or third party vendor for review and approval. </li><li>Remain up to date with any/all federal, state, and/or other regulatory requirements and programs. </li></ul> <p>Requirements</p> <ul> <li>High school diploma or GED equivalent. </li><li>1-3 years of relevant work experience. </li><li>Tax credit experience. </li><li>Excellent customer service skills. </li><li>Strong attention to detail. </li><li>Ability to manage multiple tasks at once. </li><li>A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. </li><li>Experience with computer systems, particularly Microsoft Office and RealPage property management software. </li><li>Ability to be a team player and work with a diverse group of people and personalities. </li><li>Exceptional interpersonal and communication skills. </li></ul> <p>Preferred Qualifications</p> <ul> <li>Associate's degree. </li><li>Bilingual in English and Spanish. </li><li>Direct experience with affordable housing/LIHTC programs. </li><li>Tax Credit Specialist certification. </li></ul> <p>About Us</p> <p>With 4,300+ team members working across 600+ locations in 27 states and D.C., WinnCompanies is the #1 manager of affordable housing and a leader in developing and managing mixed-use properties, market rate properties and military housing.</p> <p>Operations, sales, compliance, maintenance, marketing, IT, HR, accounting and finance.
