<p>TITLE: HEAD MAINTENANCE WORKER</p> <p>QUALIFICATIONS: The Head District Maintenance position should be knowledgeable of the sources of services and supplies that are needed, must be computer literate and have a working knowledge of desktop and mobile computer hardware, and must acquaint himself with the overall layout of the buildings in the school district and their machinery. Black Seal License is required, Supervisor Skills, knowledge of cleaning, maintenance procedures and equipment, Valid NJ Driver's License.</p> <p>REPORTS TO: Director of Building and Grounds</p> <p>PERFORMANCE RESPONSIBILITIES:</p> <ol> <li>The Head Maintenance will inspect buildings weekly and take corrective action on all safety matters. He will periodically brief all assigned personnel to be on the alert for safety items at all times. SAFETY IS ONE OF THE HEAD MAINTENANCE MAIN RESPONSIBILITIES. </li></ol> <p>The Head Maintenance is a working supervisor. He must be qualified in all of the above tasks, be able to instruct those under his supervision. He should always set an example in appearance and personal habits. He should always be prepared and able to meet and communicate with the many groups that use the school facilities.</p> <p>The Head Maintenance will supervise the work of all Regular Maintenance and Custodians in the district. He will also be held responsible for equipment assigned to the buildings and no equipment will be replaced without the return of damaged equipment.</p> <ol start="2"> <li> <p>The Head Maintenance will be working nights to oversee the completion and provide support to the night shift custodians.</p> </li><li> <p>The Head Maintenance will make sure all assigned personnel are qualified to operate assigned equipment. If not, he will see that they are trained.</p> </li><li> <p>Communicate daily with the Director of Building and Grounds.</p> </li><li> <p>The Head Maintenance will assist the maintenance personnel when they are working in the assigned buildings. He will also assist all contractors, so he knows what is being done in the district.</p> </li><li> <p>The Head Maintenance of the building will respond to calls by the Police or District Office Administrators during emergencies, break-ins, or when the building is not secured.</p> </li><li> <p>He will notify the Director of Building and Grounds of all emergency calls received during the night or weekends, by 9:00 a.m. on the next working day.</p> </li><li> <p>SNOW SEASON - The Head Maintenance will see to the removal of all snow or ice from all entrances, stairs and walkways. He will use chemicals on sidewalks and other areas as needed to melt ice in order to avoid slipping hazards.</p> </li><li> <p>Take appropriate action of deficiencies noted.</p> </li><li> <p>Make a weekly check on all lavatory, shower rooms, kitchen, and shops for completion of work by custodial staff and maintenance.</p> </li><li> <p>Train all assigned maintenance on the operation of the boilers, so they can qualify for a Black Seal.</p> </li></ol> <p>DESCRIPTION OF WORK UNDER EACH CATEGORY:</p> <p>Electrical</p> <ul> <li>Replacement of ballast in florescent light fixture. </li><li>Repair and replace incandescent fixtures. </li><li>Work with conduit and cabled wire, replace and install. </li><li>Read schematic diagrams and blueprints for control replacements. </li><li>Have knowledge as to the use of volt, amperes and resistance meters. </li></ul> <p>Pipe Fitting</p> <ul> <li>Install and replace pipes, steel, lead and copper, from 1/8" to 2" sizes, also plastic pipe where advantageous. </li><li>Knowledge of heating systems and associated valves, traps heat exchangers, circulating pumps and heat flow automatic controls is essential. </li></ul> <p>Plumbing</p> <ul> <li>Repair and/or install plumbing fixtures such as lavatories, drinking fountains, toilets, and associated fittings and trim. </li><li>Replace packing, regrind seats on taps and valves, open clogged drains. </li><li>Replace or install pipes, steel, copper, lead and plastic, making necessary threaded, soldered, flared or packed connections as indicated. </li></ul> <p>Carpentry</p> <ul> <li>Install paneling and studding. </li><li>Repair or replace woodwork, such as windowsills, doors and flooring. </li><li>Repair or replace hardware on doors, replace chain or rope on windows and glaze. </li></ul> <p>Oil Burner</p> <ul> <li>Applicant should have an aptitude toward oil burner service and maintenance and know the oil cycle of rotary and pressure units. </li><li>He should be familiar with the control circuits. </li><li>Applicant should have a black seal in charge boiler license. </li></ul> <p>Roofing</p> <ul> <li>The ability to detect and repair area leaks, whether from a flashing or deck problem. </li><li>A general knowledge of materials needed for the above. </li></ul> <p>HVAC</p> <ul> <li>Knowledge of HVAC Repair and Maintenance. </li></ul> <p>Performs other duties as required by the administration.</p> <p>SALARY: As per the Negotiated Agreement</p> <p>EVALUATION: Performance of this job will be evaluated annually, or as needed, in accordance with provisions of the Board's policy on evaluation of non-certificated staff.</p> <p>TERMS OF EMPLOYMENT: 12-Month</p>
