<p>Maintenance Technician, (Non-Exempt)</p> <p>Hours: Monday - Friday, On-Call Rotation Requirement</p> <p>POSITION SUMMARY:</p> <p>Responsible for preventative maintenance and repair of the HVAC systems, security systems, commercial kitchen and laundry equipment, life safety systems and physical building operations as well as painting, staining, grounds duties, and snow removal.</p> <p>ESSENTIAL FUNCTIONS:</p> <ul> <li>Maintain, operate, troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, security systems, mechanical equipment, building interior/exterior structure and grounds as well as painting and staining </li><li>Safely operate various tools and equipment to include hand and power tools, welding, torches, various test equipment and computer </li><li>Ability to read blue prints, analyze and interpret data and specifications, and problem solve </li><li>Prioritize and work independently. Perform repair work orders in a timely and quality craftsmanship manner </li><li>Maintain inventory of supplies by ordering and restocking by using current purchasing arrangements </li><li>Work with a team and collaboratively with other departments </li><li>Comply with all safety and security procedures, maintaining good housekeeping and safety of work areas </li><li>Notify managers concerning the need for major repairs or additions to building operating systems </li><li>Set up, arrange, and remove decorations, tables, chairs, ladders and scaffolding to prepare facilities for events such as banquets and meetings </li><li>Move heavy furniture, equipment and supplies, either manually or by using hand trucks </li><li>Remove snow from sidewalks, driveways and parking areas using snowplows, snow blowers and snow shovels, and spread snow melding chemicals </li><li>Gather and empty trash </li><li>Drive vehicles required to perform work, including vans, industrial trucks or commercial vehicles </li><li>Maintain compliance to Fire OSHA, state, Federal, county and/or city codes/laws </li><li>Supports the Mission, Vision, and values of Woodside Senior Communities </li><li>Is knowledgeable of resident rights and ensures an atmosphere which allows for the privacy, dignity, and well-being of all residents/tenants in a safe, secure environment </li><li>Observes care in ensuring the confidentiality of all data, including resident, employee, and operations data as required by HIPAA/HITECH regulations </li><li>Abides by all applicable statutes and regulations through compliance with the Woodside Corporate Compliance and Ethics Program </li><li>Completes requirements for in-service training </li></ul> <p>BENEFITS:</p> <ul> <li>Medical, Dental, and Vision Insurance </li><li>Accident / Critical Illness / Hospital Indemnity Insurance </li><li>Company paid Life Insurance </li><li>Company paid Long-Term Disability </li><li>Voluntary Short-Term Disability </li><li>Accrued Paid Time Off (PTO) </li><li>403(b) Retirement Plan with Employer Match </li></ul> <p>EDUCATION AND EXPERIENCE:</p> <ul> <li>High School Diploma or General Education Degree (GED) required </li><li>Associate's Degree preferred </li><li>Two to four years of related experience </li><li>Valid Wisconsin Driver's License required, as well as an acceptable driving history </li><li>Ability to fulfill "on call" duties within 30 minutes are required </li><li>Basic computer skills required </li></ul>
