<p>Summary</p> <p>This position will enforce all rules, regulations and policies of the College. This position is responsible for the maintenance inside and outside, general cleaning, and odd jobs. Supervises facilities personnel to ensure a clean and safe working environment.</p> <p>Essential Functions</p> <ul> <li>Approve staff work orders and ensure they are completed in a timely manner. </li><li>General maintenance of the facility, including internal maintenance and/or coordinating external contractors for maintenance. </li><li>Maintain and repair air conditioning/heating units. </li><li>Maintain and repair duct work and roofing. </li><li>Negotiate with vendors and order cleaning supplies. </li><li>Order gas for forklift. </li><li>Maintain and repair floor cleaning machines. </li><li>Coordinate annual fire inspection/tornado drills. </li><li>Authorize personnel timecards. </li><li>Responsible for snow removal in parking lots and walkways. </li><li>Assist with setup/tear down of campus facilities for events. </li><li>Complete other duties as assigned to fulfill the responsibilities associated with the position. </li></ul> <p>Knowledge / Skills</p> <ul> <li>Strong verbal and communication skills. </li><li>Ability to effectively present information and respond to questions from groups of managers, clients, and customers. </li><li>Respond immediately to emergency situations in a calm and rational manner. </li><li>Make crucial decisions under stress and hold accountability of the results. </li><li>Ability to read and write reports, business correspondence, emails, and procedure manuals. </li><li>Ability to add, subtract, multiply and divide in all units of measure. </li></ul> <p>Qualifications</p> <p>Education and Work Experience</p> <ul> <li>High School Diploma or GED required </li><li>3 years of experience in facilities maintenance </li></ul> <p>Physical Demands</p> <p>The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Work is normally performed in a typical indoor or outdoor campus/hangar/office work environment.</p> <p>While performing the duties of this job, the employee is regularly required to stand, walk, use hand to lift, handle, or feel; talk and hear. The employee frequently is required to reach with hands and arms. The employee is occasionally required to sit; climb or balance, stoop, kneel, crouch or crawl. Ability to push and maneuver carts with loaded supplies and equipment across different building levels, which may include navigating ramps, elevators, or stairs. The employee must frequently lift and/or balance up to 10 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by the job include close vision, distance vision, peripheral vision, and depth perception. Hearing ability is required to detect safety alarms, monitor equipment sounds, and communicate effectively in environments that may at times be noisy. Availability for after hours emergencies or on-call rotations for Denver campuses.
