<p>DUTIES/RESPONSIBILITIES:</p> <ul> <li>Responsible for responding to all work order requests from tenants related to repairs in all units and making the necessary repairs. If these repairs require a licensed vendor, then they are requested that they address them accordingly. </li><li>Plan building maintenance and operational programs </li><li>Ensure the efficiency of all building systems </li><li>Assist in preparing operating renewal reports and budgets </li><li>Maintain a safe work environment for all employees </li><li>Ensure all processes and compliance programs are met </li><li>Prepare cost estimates for moves and equipment </li><li>Coordinate with program managers and building contractors </li><li>Manage maintenance of grounds </li><li>Conduct and document regular facility inspections of all mechanical and utility systems, ensure systems are serviced in accordance with all rules and regulations </li><li>Negotiate bids and contracts for third party workers </li><li>Prepare and file reports with government and regulatory authorities including environmental permitting </li><li>Oversee all building and grounds maintenance </li><li>Operate and maintain maintenance functions </li><li>Ensure security and emergency preparedness procedures are implemented properly </li><li>Ensure that the facility is clean and maintained according to program policy and procedures </li><li>Manage and supervise the quality of work for other employees to ensure that all tasks are performed correctly, efficiently, and effectively; assist with completing tasks as needed </li><li>Responsible for preventative maintenance of boiler/domestic hot water system. </li><li>Ensure that the periodic maintenance and inspection of elevators, sprinkler systems, fire alarm system and fire extinguishers is performed and documented. </li><li>Manage and review service contracts </li><li>Check completed work by vendors and contractors </li><li>Recommend maintenance, mechanical, electrical, and facility design modifications </li><li>Forecast, allocate, and supervise the physical resources of the facility management. </li><li>Strong mechanical understanding in gas and oil burners, electrical and electronic heating controls, steam distribution systems, hydronics systems, instantaneous hot water, feedwater and vacuum tank systems. </li><li>Ability to make sound decisions, prepare clear concise reports and recommend improvements communicate effectively both written and verbally. </li><li>Related duties as assigned. </li></ul> <p>HOURS:</p> <p>37.5 hours per week</p> <ul> <li>Monday-Friday 9am-5:30pm </li></ul> <p>QUALIFICATIONS:</p> <p>High school Diploma/GED required. Bachelor's degree in engineering, facilities management, business management or related field preferred. Previous experience in facility maintenance or related field with at least three years in a supervisory role required. Certification in facilities management a plus. Knowledgeable in DOB, ECB, HPD, DOMH, FDNY, DSNY and HRA/DHS regulations strongly preferred. Strong verbal and written communication skills. Should be able to communicate in English. Computer proficiency required including ability to schedule with Microsoft Office Suite or similar software.</p> <ul> <li>Vaccination preferred but not required. </li></ul>
