<li>Works with Division President and develops sales strategy for division and manages execution of all sales and closing plans </li><li>Works with outside consultations to conduct thorough market research in Division trading area to keep current on market conditions and opportunities </li><li>Responsible for thorough Division market analyses, including monthly competitive analysis for all current projects, proforma and preliminary feasibility budget, proposed revenues and design features </li><li>Leverages the data from these analyses to develop new product lines in concert with Corporate Architecture and Marketing </li><li>Establishes and maintains relationships with other excellent homebuilding companies to acquire ideas regarding effective sales and marketing programs that may be useful in the Mattamy Homes' environment </li><li>Stays abreast of industry trends by attending seminars, reading industry periodicals, talking with consultants and staying involved with industry associations and events </li><li>Responsible for implementing a staffing plan commensurate with the direction of the US markets </li><li>Charged with continual monitoring of the competition and marketplace, determining good candidates for recruitment </li><li>Responsible for the process for interviewing, selecting, hiring and "onboarding" all New Home Counselors </li><li>Responsible for writing and implementing a training plan for the fiscal year with information that will arm the sales team with salient job knowledge to present the unique selling propositions of Mattamy Homes </li><li>Responsible for quarterly and monthly training objectives </li><li>Responsible for monitoring the marketplace to ensure our compensation levels are commensurate to acquiring and retaining top talent </li><li>Responsible for the individual and group/team recognition of the NHC and sales team including sales contests </li><li>Responsible for developing sales contests to motivate the team </li><li>Responsible for holding the sales team as a whole and individually accountable for meeting the division's sales goals </li><li>Effectively and efficiently manages all Purchase Agreements and related documents, including signatory responsibilities, from point of sale through to closing, to ensure accuracy and conformance to Mattamy's sales policies </li><li>Liaise with internal departments as necessary to ensure inventory levels are adequate to meet sales objectives, and that price points are fair, realistic and profitable </li><li>Represents the company in various industry, civic and other public relations endeavors </li><li>Works with the Division President to develop sales goals for each fiscal year, including updates through monthly sales forecasts </li><li>Continually assesses opportunities for lot and location premiums prior to initial sale date and during entire sell out of [phase] community </li><li>Continually monitors opportunities to adjust sales prices at elevation level, at a pace that provides the right balance between maximizing profit while maintaining acceptable sales velocities </li><li>Works with purchasing leadership to track option sales internally and monitor the competition to ensure Mattamy's included features are appropriate to the market </li><li>Participates, contributes and accountable for Land Acquisition product and pricing strategies to include sales absorption, closing projections, lot premium analyses, incentives, option revenue, margins </li><li>Ensures all Mattamy IT systems are fully implemented through training, coaching and monitoring of results </li><li>Works with sales manager(s) to coordinate the sales and closing process for assigned geography, leveraging national and local resources (Marketing, Communications, Merchandising, Mortgage Operations) </li><li>Responsible for achievement of established goals while providing superior customer service experience </li><li>Works closely with Design Center team to ensure proper standards, options and margins are offered and achieved </li><li>Supervises the planning and organization of Broker previews, promotional events and business meetings </li><li>Periodically evaluates the team's execution to ensure continuing improvement </li><li>Prepares forecasts and undertakes other relevant business analyses for assigned market </li><li>Perform other related duties as assigned </li></ul> <p>What you bring</p> <ul> <li>Bachelor's degree required </li><li>Required to have a Real Estate license for your designated state or ability to obtain one within 6 months </li><li>Minimum of 10 years' experience in new home building industry </li><li>Minimum 10 years' experience in Real Estate Sales plus minimum 5 years management experience </li><li>Understanding of the broader picture of the home building and development business and able to effectively interface with the specialists of associated fields and the Leadership Team </li><li>Excellent communication, leadership, people management and presentation skills </li><li>Demonstrated proficiency in MS Word, Excel and PowerPoint </li><li>Impeccable personal appearance and tactful, professional, patient demeanor </li><li>Ability to co-ordinate and motivate the efforts of a variety of staff members toward a common goal </li><li>Ability to manage, coach and train staff </li><li>Proven success in sales management results </li><li>Ability to consistently set and meet or exceed goals and deadlines </li><li>This job operates in a professional sales office environment, which may be located at a Division Office, model home, sales office, or sales center </li><li>Must have a valid driver's license, be able to lift and carry up to 20 lbs, climb stairs and walk on uneven terrain </li><li>Must be able to be on your feet approx. 50% or more of the day </li><li>Must have strong written and verbal communication skills </li><li>This role routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets </li><li>Some filing is required, which would require the ability to move files, open filing cabinets and bend or stand as necessary </li><li>Must be able to travel locally and internationally </li><li>Must be able to remain in a stationary position at least 50% </li><li>This is largely a sedentary role; however, some filing is required which would require the ability to move files, open filing cabinets and bend or stand as necessary </li><li>Ability to maintain regular, punctual attendance consistent with the ADA,
