<p>Position: Commercial Maintenance Technician</p> <p>Location: Charlotte, NC 28208</p> <p>Compensation: Contract To Hire</p> <p>Shift: 1st Shift Monday - Friday (Night and Weekend Availability Required)</p> <p>Time: 5:00 AM to 12:30 PM and/or 12:00 PM to 8:30 PM</p> <p>Job Description:</p> <ul> <li>The Commercial Maintenance Technician is responsible for delivering efficient and effective service to multiple customers within an assigned territory. The role involves traveling to customer sites, maintaining commercial properties, and performing preventative, corrective, and predictive maintenance on buildings, equipment, and grounds. The technician will use various trade skills (e.g., carpentry, plumbing, electrical, HVAC) to solve maintenance issues and will maintain face-to-face relationships with customers to provide quality workmanship and high standards. </li></ul> <p>Essential Duties and Responsibilities:</p> <p>Preventative Maintenance & Repairs:</p> <ul> <li>Perform minor plumbing repairs such as unclogging toilets, maintaining valve assemblies, and repairing faucets and fixtures. </li><li>Complete routine painting, carpentry, and general maintenance to keep facilities in "like new" condition (e.g., drywall repairs, surface painting). </li><li>Conduct minor electrical maintenance within state law requirements (e.g., replacing light fixtures, wall switches, and outlets). </li><li>Conduct service and asset inspections as required. </li><li>Technology Utilization: </li><li>Use tablet and smartphone to complete work orders, submit service reports, and track quality inspections. </li><li>Submit timesheets, expense reports, and purchase card logs. </li><li>Procure necessary materials and supplies for tasks. </li><li>Provide estimates for larger projects and services to customers. </li><li>Customer Interaction: </li><li>Build positive customer relationships and generate customer satisfaction through timely communication and high-quality work. </li><li>Complete all tasks in compliance with safety standards and company policies. </li><li>Safety & Compliance: </li><li>Obtain necessary safety and compliance certifications. </li><li>Attend weekly safety meetings. </li><li>Maintain knowledge of OSHA standards and Company Safety policies. </li><li>Other Duties: </li><li>Perform other related tasks as assigned. </li></ul> <p>Education:</p> <ul> <li>High School Diploma or equivalent. Degree/Certification in trades (Electrical, HVAC, Plumbing) preferred. </li></ul> <p>Experience:</p> <ul> <li>Two to five years of general maintenance experience, including minor electrical, plumbing, and carpentry. </li><li>Background in commercial services preferred. </li></ul> <p>Licenses/Certifications:</p> <ul> <li>Valid driver's license in good standing. </li><li>Relevant certifications and licenses required. </li></ul> <p>Language Skills:</p> <ul> <li>Ability to read and comprehend safety policies, operating instructions, and manuals. </li><li>Ability to write routine reports and communicate effectively in individual and small group settings. </li></ul> <p>Technical Skills:</p> <ul> <li>Proficient in completing work orders and using handheld devices and business systems. </li><li>Familiarity with Microsoft Office (Word, Excel) and Microsoft Outlook. </li><li>Ability to comply with relevant building codes, regulations, and safety standards. </li><li>Experience with building mechanical systems (HVAC, plumbing, electrical). </li></ul>
