Join the Dollar General Journey and see how your career can thrive.</p> <p>Company Overview</p> <p>General Summary:</p> <p>Performs complex lease, market and co-tenancy analyses for projects within a geographic area of responsibility. Employs critical thinking, problem-solving and analytical skills to negotiate lease extension agreements for projects assigned. Prioritizes projects to ensure lease extensions are secured prior to expiration of critical dates.</p> <p>Job Details</p> <p>Duties & Responsibilities:</p> <ul> <li>For each lease renewal project, develops the appropriate renewal strategy by conducting a detailed analysis of: </li><li>Store history </li><li>Lease analysis including identification and interpretation of critical dates, business terms, and problematic lease language </li><li>Market analysis involves researching and complex, big-picture understanding of key market conditions, such as comparable rents, competitive positioning and potential threats, and cannibalization from other DG stores </li><li>Co-tenancy condition research requiring an in-depth review of the lease (key provisions, site plan, site approval package, etc.), market data gathered during market analysis, information obtained through mapping tools, results of on-line records searches, information provided by municipality records division(s), and/or correspondence received from field operations staff. </li><li>Performs financial metrics analyses, including pro forma analysis, for each project. Negotiates business terms and conditions of lease extension projects with landlords and/or landlord's attorneys and representatives to arrive at an agreement that is within the Company's financial parameters and strategic goals. Provides recommendations to manager regarding proposed course of action. </li><li>Prioritizes projects to ensure lease extensions are secured prior to expiration of critical dates. Completes updates in the department database for reporting purposes, and communicates on- going activities to manager, seeking direction on site-specific issues as necessary. </li><li>Drafts lease language and creates legal documents (as necessary), such as Lease Modification Agreements, Exercise Option letters, Hold Over letters, etc. </li><li>Acts as liaison between field real estate, field operations, construction, lease administration, market planning, and other departments regarding decisions related to store renewals and closings. </li><li>Participates in formal and informal training activities to improve professional skill set and to establish or improve additional skills and areas of opportunity. Participates on an on-going basis to improve team efficiency and processes. </li></ul> <p>Knowledge, Skills and Abilities (KSAs):</p> <ul> <li>Advanced skills in communication (verbal and written), problem solving, negotiation, multi-tasking, analytical and project management. </li><li>Knowledge and understanding of real estate concepts, practices and procedures. </li><li>Understanding of legal documents and legal language. </li><li>Knowledge and understanding of the retail industry. </li><li>Ability to understand market data information. </li><li>Knowledge and understanding of financial concepts (IRR, EBITDA, gross margin, etc.). </li><li>Attention to detail, organization, and timely follow-up. </li><li>Ability to manage and track, in an organized manner, a large volume of tasks. </li><li>Intermediate knowledge of word processing, spreadsheet, and database applications. </li><li>Capable of working independently with high level of self-motivation. </li></ul> <p>Qualifications</p> <p>Work Experience &/or Education:</p> <ul> <li>Bachelor's degree preferred. </li><li>At least 5 years of negotiation experience in Real Estate or related field required. </li><li>An equivalent combination of education and experience may be substituted. </li></ul>
