A key responsibility of this role is operating and performing routine maintenance on heavy garage power-sweeping machine. This position supports both maintenance and janitorial functions across the facility.</p> <ul> <li>High school diploma or equivalent preferred </li><li>Previous?experience in janitorial, custodial, or general cleaning roles is a plus </li><li>Ability to work independently and manage time effectively </li><li>Familiarity with cleaning chemicals, equipment, and safety standards </li><li>Strong attention to detail and commitment to quality </li></ul> <p>ABM will accept applications for this job until 5/02/2026</p> <p>Essential Duties & Responsibilities</p> <p>Heavy Equipment Operation & Care</p> <ul> <li>Operate the industrial garage power sweeper safely and efficiently. </li><li>Conduct daily inspections, basic troubleshooting, and routine maintenance on the sweeper. </li><li>Perform minor repairs, cleaning, and lubrication of equipment as needed. </li><li>Document equipment condition and report mechanical issues immediately. </li></ul> <p>Garage Maintenance</p> <ul> <li>Sweep, mop, and maintain all garage areas, including walkways, stairwells, and ramps. </li><li>Maintain parking system kiosks and related equipment (cleaning exterior surfaces, removing debris, etc.). </li><li>Remove trash, debris, oil spots, and hazards that could impact safety. </li></ul> <p>Building Lobby & Elevator Cleaning</p> <ul> <li>Clean and maintain lobby floors, glass, entryways, furniture, and high-touch areas. </li><li>Clean and maintain elevator interiors, tracks, and elevator lobby spaces on upper floors. </li><li>Support routine and special cleaning tasks as assigned by management. </li></ul> <p>General Janitorial Support</p> <ul> <li>Empty trash and recycling receptacles throughout assigned areas. </li><li>Replenish consumables (towels, trash liners, sanitizer, etc.) as required. </li><li>Spot-clean walls, doors, handrails, baseboards, and high-traffic surfaces. </li><li>Assist with special projects, seasonal tasks, and event-related cleaning needs. </li></ul> <p>Required Skills & Competencies</p> <p>Technical & Mechanical Skills</p> <ul> <li>Ability to safely operate heavy machinery such as industrial power sweepers and floor-care equipment. </li><li>Basic mechanical aptitude to perform minor repairs, diagnostics, and routine maintenance. </li><li>Understanding of equipment safety guidelines, lock-out procedures, and PPE usage. </li></ul> <p>Facilities & Cleaning Skills</p> <ul> <li>Knowledge of proper cleaning techniques, chemicals, dilution ratios, and equipment. </li><li>Ability to follow maintenance checklists, work orders, and safety protocols. </li><li>Strong attention to detail in cleanliness, safety hazards, and equipment conditions. </li></ul> <p>Work Style & Behavioral Skills</p> <ul> <li>Dependable and able to work independently with minimal supervision. </li><li>Strong problem-solving and situational awareness-especially regarding safety. </li><li>Professional communication skills for interacting with building staff and tenants. </li><li>Ability to manage time effectively and prioritize tasks across multiple work areas. </li></ul> <p>Physical Requirements</p> <p>The Maintenance Porter role requires the ability to perform physical, repetitive, and equipment-based tasks within a commercial facility.</p> <p>Physical Abilities</p> <ul> <li>Stand and walk for 8-10 hours per shift. </li><li>Lift, carry, push, or pull up to 50 lbs routinely; occasional lifting up to 75 lbs with assistance. </li><li>Bend, stoop, kneel, reach overhead, twist, and climb stairs throughout the shift. </li><li>Operate heavy machinery requiring hand-eye coordination and sustained attention. </li></ul> <p>Environmental Requirements</p> <ul> <li> <p>Work in enclosed parking garages, stairwells, and mechanical spaces that may be exposed to:</p> </li><li> <p>Dust, fumes, vibration, and machine noise</p> </li><li> <p>Cold or warm temperatures depending on the season</p> </li><li> <p>Fuel, oil, or chemical smells related to machinery or vehicles</p> </li><li> <p>Work in indoor building spaces including lobbies, elevators, and hallways.</p> </li><li> <p>Ability to wear PPE such as gloves, safety glasses, and high-visibility apparel.</p> </li></ul> <p>Performance Expectations</p> <ul> <li>Maintain a clean, safe, and professional facility environment. </li><li>Operate and maintain all machinery responsibly and consistently. </li><li>Follow all safety guidelines, facility rules, and communication protocols. </li><li>Complete assigned tasks accurately and in the timeframe provided. </li></ul>
