We are seeking a Sr. Maintenance Manager who will embody the heart and soul of our mission of creating memories worth repeating while bringing families closer together and caring deeply about our brand. The right Sr. Maintenance Manager checklist will include equal parts curious learner, innovator, administrator, detail driver, mentor, and motivator.</p> <p>The Senior Maintenance Manager oversees all day-to-day maintenance responsibilities for the Dollywood Facilities and Splash Country maintenance programs. This position will develop and implement strategies to ensure the efficient maintenance of park assets and infrastructure, in compliance with state and federal regulations, and company policies and procedures. All of this will be done in a manner consistent with the mission, values, operating philosophies and standards of the Dollywood Company.</p> <p>Additionally, the ideal candidate will be able to display and live out Lead with Love qualities, strongly rooted in the Dollywood Company culture, by being patient, kind, trusting, unselfish, truthful, forgiving, dedicated and accountable.</p> <p>Summary of Essential Functions and Responsibilities</p> <ul> <li>Ensures the safety of all DSC attractions. </li><li>Develop, implement, and monitor expense and inventory control programs for the Dollywood Facilities and Splash Country Maintenance Teams. </li><li>Develop long range facilities maintenance/infrastructure forecasting plans to support overall property 10-year planning. </li><li>Measure/monitor park utility consumption and report any deviation findings to the Director. </li><li>Oversee and ensure an appropriate maintenance condition is maintained for all buildings, walkways/hardscapes, fences, signage, and related utility infrastructure at the Dollywood properties. </li><li>Ensure the CMMS maintenance work order system is utilized to best support the Facilities needs at all the Dollywood Parks. </li><li>Maintain positive relationships and thorough communications with other teams in other Division on property. </li><li>Develop and control capital/expense projects assigned to Dollywood Facilities and Splash Country Maintenance on time and on budget. </li><li>Lead strategic initiatives for downtime reduction and superior operational readiness performance of Water Park Attractions. Set strategic direction for the team to optimize the priority of job scheduling. </li><li>Assist in developing and implementing corporate safety procedures, coordinate divisional safety programs, and monitor training of new and returning Hosts, resulting in understanding and commitment to their safety responsibilities and the Dollywood Safety Program. </li><li>Study existing and new regulations, enforcing adherence to requirements and advising leaders on needed actions. </li><li>Conduct P & L reviews, develop forecasts, and initiate actions. </li><li>Provide direction and leadership toward the achievement of the company's mission, strategy, annual goals and objectives. </li><li>Develop and coach staff to improve performance and efficiency at all levels. </li><li>Direct the hiring and training of new and existing staff. </li><li>Update job knowledge by participating in conferences and educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations. </li><li>Practice flex leadership. </li><li>Recognize and resolve conflicts in a timely manner. </li><li>Routinely serve as person-in-charge of maintenance operations. </li><li>Routinely serve as Dollywood Park Person-in-Charge. </li><li>Perform additional duties and make decisions as requested by the Vice President of Maintenance & Construction. </li></ul> <p>Management reserves the right to change and/or add to these duties at any time</p> <p>Education and Experience Required</p> <ul> <li>Minimum 18 years of age. </li><li>High school diploma or equivalent required. A college degree is preferred. </li><li>Minimum of 3 years' experience in capital planning and project supervision with annual projects of at least $2M preferred. </li><li>Minimum of 10 years' experience overseeing maintenance of theme park major attractions, or similar industrial experience preferred. </li><li>Minimum of 10 years' leadership experience or three years directly leading leaders in multiple mid- level roles including motivating, coaching, counseling, leveling, conducting disciplinary actions, and providing positive feedback. </li><li>Experience selecting, training, coaching and evaluating multiple direct reports required. </li><li>Computer literacy and working knowledge of word processing and spreadsheet software. </li><li>Experience in public speaking a plus. </li><li>Experience developing budgets, reviewing profit and loss statements required. </li><li>Must successfully complete a post-employment background check and drug screen. </li></ul> <p>Knowledge, Skills, and Abilities</p> <ul> <li>Able to make a friendly impression when speaking to or corresponding with guests, vendors, and other employees. </li><li>Must reflect Dollywood's image by being genuinely friendly and caring and by taking pride in work. </li><li>Must be self-motivated and disciplined. </li><li>Must be able to prioritize and complete work assignments on a timely basis. </li><li>Must maintain strict confidentiality and judgment regarding privileged information. </li><li>Must be committed to continuous improvement. </li><li>Must maintain a professional appearance with good personal hygiene. </li><li>Must promote and support a "team" work environment by cooperating and helping co-workers. </li><li>Must be productive in a fast-paced, dynamic environment. </li><li>Must maintain dependable work attendance and flexibility with assigned work schedules including any required overtime, evenings, weekends and holidays </li><li>Must be sensitive to the needs of our Guests and feel empowered to act to meet their needs within company guidelines. </li><li>Must be able to utilize effective communication, problem solving, conflict management and interpersonal skills. </li><li>Must show appreciation of others. </li><li>Able to get along with other employees to work out problems and resolve conflicts. </li><li>Able to comprehend instructions and retain information. </li><li>Able to perform duties consistently while creating a safe and secure environment for hosts and guests. </li><li>Able to be flexible and handle frequent changes in priorities. </li><li>Able to add, subtract, multiply and divide with accuracy. </li><li>Able to communicate effectively using standard English grammar and punctuation </li><li>Able to tolerate various temperatures while working indoors and outdoors. </li><li>Able to meet the physical demands of the job. </li><li>Able to operate/drive a company vehicle with valid TN driver's license and insurance. </li><li>Able to work outdoors. </li><li>Able to work comfortably at heights up to 60 feet. </li></ul> <p>The Dollywood Company is an equal opportunity employer.
