Provides strategic direction, financial oversight, and quality control while mentoring and developing team members and driving continuous improvement.</p> <p>Location Raleigh, NC Office Raleigh-Durham Job ID 1148</p> <p>Apply Today</p> <p>Responsibilities</p> <ul> <li>Plan, staff, and supervise all assigned work unit activities through subordinate managers to ensure a cohesive operational unit. </li><li>Provide advice, guidance, and direction to subordinates to further professional development. </li><li>Ensure a competent review and coordination of shop drawings, submittals, samples, and specifications sheets to assure compliance with the Contract Documents. </li><li>Oversee quality and timeliness of Change Orders and Transaction Orders and approval of subcontractor invoices and requisitions. </li><li>Assign responsibility for daily construction reports, weekly profess reports, and monthly project reports, and ensure quality and thoroughness of reports. </li><li>Ensure timely submission and thoroughness of monthly requisitions. </li><li>Assist in the collection of all billings from division. </li><li>Conduct monthly job reviews for each project under construction. </li><li>Oversee safety and quality control processes and procedures at assigned projects in strict adherence to the Company's policies and procedures. </li><li>Attend required corporate meetings, training programs, and Harkins University seminars/webinars and reinforce those same requirements within assigned teams. </li><li>Perform additional duties as assigned. </li></ul> <p>Essential Job Duties</p> <ul> <li>Review plans and specifications and identify project risks, unique features and complexities. </li><li>Review and approve Owner Contract, exhibits, clarifications and exclusions. </li><li>Review and approve initial project budgets, subcontracts, and purchases. </li><li>Lead the estimating department in the pre-construction/budget/plan and specification review of new projects. </li><li>Review and approve construction budgets, value engineering and other cost saving measures. </li><li>Hold primary profit/loss responsibility for the project and assigned operational units. </li><li>Coach, mentor, and train direct reports, and assist with professional development, insure same is being provided for subordinate team members, and set expectation for further education and training of team members. </li><li>Oversee the proper response and resolution of all issues identified during job reviews or project warranty periods. </li><li>Participate in business development activities to market the Company, improve client relations, and solicit new business. </li><li>Maintain professionalism and integrity with all contacts. </li><li>Promote a positive company image through professional and fair business relationships and community service. </li></ul> <p>Qualifications</p> <ul> <li>Four (4)-year degree in an accredited construction-related curriculum (BSCE, BSAE, or related discipline). </li><li>Cumulative total of twelve (12) years of progressive experience in ground-up new construction, renovation, estimating, and contracting as an estimator, project manager, and/or site lead superintendent on negotiated and hard bid projects. </li><li>Demonstrated ability to lead, coach and train team members and monitor their work for quality and completeness. </li><li>Foster a positive work environment that encourages the personal and professional growth of all team members. </li><li>Hold self and others accountable to Company policies, procedures, etc. </li><li>Demonstrated ability to work collaboratively with team members to achieve project and Company goals. </li><li>Demonstrated success in managing multiple projects and teams. </li><li>Thorough knowledge of the construction industry. </li><li>Thorough knowledge of supervisory principles and practices. </li><li>Complete knowledge of subcontract negotiations, estimating, scheduling, accounting, and contract law. </li><li>Excellent communication skills (verbally and in writing); ability to communicate effectively with all parties associated with assigned projects. </li><li>Demonstrated ability to problem solve effectively, thoroughly, and efficiently. </li><li>Proficient with Microsoft Office, Procore, DocuSign, PeopleSoft, Viewpoint, Phoenix, and Primavera P6. </li><li>Proficient with HUD and AIA contract documents, and in particular cost plus GMP contracts. </li><li>OSHA 30 Certification. </li></ul> <p>Benefits</p> <p>Harkins offers a total compensation package that includes base salary, bonus potential, and a comprehensive benefits package including health/dental/vision benefits, paid time off, retirement/401k, and Company Contribution plan. Additional benefits include life insurance, short & long-term disability, HSA/FSA, tuition reimbursement, and mileage and expense reimbursement. For this role, the base salary range is $140,000-$160,000. Compensation may vary outside of this range depending on a number of factors, including a candidate's education, experience, skills, and geographic location.
