<p>Work Location: 1112 Manatee Avenue West, Bradenton, Florida 34205</p> <p>Work Hours: Monday - Friday, 7:00am - 4:00pm, 7:30am - 4:30pm, or 8:00am - 5:00pm</p> <p>Expected Starting Hourly Range: $25.56 - $31.95</p> <p>This classification performs the functions necessary to acquire property for the County's use in compliance with the Uniform Relocation Act of 1970; capital improvement projects for roads, utilities, storm water, watershed and other county projects; and will assist other departments and agencies with land acquisition ownership research. </p> <p> </p> <p>Working Conditions</p> <p>Indoor/Outdoor situation; high noise environment while performing certain responsibilities. Lifting equipment up to 25 lbs. alone; up to 50 lbs. with assistance.</p> <p>Essential Functions</p> <p>These are intended only as illustrations of the various types of work performed. The omission of specific duties does not exclude them from the position.</p> <p>Negotiates settlements for acquisitions of real property.</p> <p>Prepares documents and agenda packages for submission for Board of County Commissioners' approval.</p> <p>Reviews title searches and prepares all necessary documents as required by Manatee County to complete all transactions related to property acquisition for property owner's acceptance and signature.</p> <p>Prepares and reviews closing statements and closing related documents.</p> <p>Reads and interprets narrative format appraisals and title searches.</p> <p>Reads and interprets right of way maps, surveys, and construction drawings for roads and utilities (and other acquisitions as may be required).</p> <p>Conducts necessary research to assure all interested parties to a parcel are notified of intent to acquire and all signatures are authenticated for related contract documents, deeds and affidavits.</p> <p>Maintains schedule to receive training related to Real Property Specialists.</p> <p>Directs all real property transactions in accordance with Florida Statutes.</p> <p>Manage multiple projects and adhere to projected deadlines.</p> <p>Performs other related work (including weather or other extreme emergency duties) as required.</p> <p>Highschool Diploma/Equivalent is required.</p> <p>Minimum of three years' experience in any of the following areas: contract negotiations; real estate acquisition; commercial real estate leasing; subdivision plat vacations; appraisal work as a State Certified appraiser; real estate paralegal; title research/work; title closing and/or eminent domain.</p> <p>Equivalent combinations of education and experience may be considered.</p> <p>Valid driver's license with valid Florida driver's license within 30 days of hire.</p> <p>Associate's degree in related field such as paralegal studies, civil engineering, real property management or business management desired.</p> <p>Member or Senior Member of International Right of Way Association (IRWA) desired.</p> <p>Real estate paralegal and/or project management experience desired.</p> <p>Knowledge, Skills and Abilities:</p> <p>Ability to learn Capital Improvements Element of the Land Development Code.</p> <p>Understanding of Eminent Domain Law.</p> <p>Knowledge of real estate conveyance documents (such as deeds and easements).</p> <p>Understanding of real estate law and contractual requirements for real estate transactions in the State of Florida and those that relate to federally transacted acquisitions.</p> <p>Knowledge of closing statements and other closing related documents.</p> <p>Organizational skills for managing and keeping proper records in relation to all transactions and managing projects.</p> <p>Ability to communicate clearly, effectively and tactfully.</p> <p>Ability to write in a clear and concise manner.</p> <p>Ability to perform public speaking.</p> <p>Ability to establish and maintain effective working relationships with others.</p> <p>Good vision required, with ability to see small parts, identify colors, and perceive visual depth.</p> <p>Review Title Searches and prepare all necessary documents for property owner's acceptance and signature as required by Manatee County to complete all transactions related to property acquisition including contracts, deeds, easements, affidavits, partial releases, joinders, public disclosures, etc., for individual owners and various types of business entities including trusts, partnerships, LLCs, and other forms of corporations.</p> <p>Prepare, review and understand closing statements and closing related documents such as affidavits.</p> <p>Understanding of real estate conveyance documents such as Deeds and easements.</p> <p>Understanding of real estate law and contractual requirements for real estate transactions in the State of Florida and those that relate to federally transacted acquisitions.</p> <p>Organizational skills for managing and keeping the proper records with relation to all transactions and managing projects.</p>
