For information about ABM's benefits, visit ABM Employee Benefits | Front Line Team Members</p> <p>Essential Functions</p> <ul> <li>Apply knowledge and experience in the day-to-day operations and maintenance of all related physical plant equipment. </li></ul> <p>Learn the plant systems and operating procedures for the physical plant to include: plant equipment and related machinery electricity, pneumatic systems, and basic mechanical systems. Also includes; air compressors, chillers, boilers, AHU's, oil water separators, propane station, paint booths, and frequency drives.</p> <ul> <li>Make designated operators' rounds, document equipment-operating conditions and identify and report non-standard conditions. </li><li>Perform advanced preventative maintenance functions on all equipment and make a positive impact in completing root cause analysis on troubled equipment, correctly troubleshoot problems and make appropriate repairs. </li><li>Show proficiency with the procedures/processes required to effectively test and analyze systems that utilize water treatment chemicals. </li></ul> <p>Minimum Requirements</p> <ul> <li>High School graduate, GED, or equivalent experience </li><li>2+ years of relevant maintenance experience preferred. </li><li>Knowledge of standard practices of the HVAC trade. </li><li>Knowledge of applicable building codes, ordinances and regulations. </li><li>Knowledge of health and safety regulations </li><li>Knowledge of basic record keeping techniques. </li></ul> <p>Computer Skills</p> <ul> <li>Basic skills with Microsoft Office applications (Word, Excel, Outlook) </li><li>Basic skills in CMMS software preferred </li></ul> <p>Communication Skills</p> <ul> <li>Strong verbal and written communication skills and strong interpersonal skills are required. </li></ul> <p>Physical Requirements</p> <p>While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch or crawl; talk or hear and taste or smell.</p> <p>The employee must frequently lift and/or move up to 50 pounds.
