<p>Job Summary</p> <p>Under general supervision, performs a variety of routine, semi-technical and technical maintenance for IAAM facilities; Responsible for assisting in the implementation of safety plans, operating standards and guidelines, troubleshooting, general repairs repairs, and performing preventative maintenance required to maintain the facility. Areas of responsibility include, but are not limited to HVAC, carpentry, plumbing, painting, grounds, and electrical trades work. Operates a variety of maintenance and cleaning tools and equipment; and performs related work as required. Receives general supervision from Director of Facilities or designee.</p> <p>ESSENTIAL DUTIES</p> <ul> <li>Maintains HVAC units in commercial, or industrial buildings in good working condition. </li><li>Maintains ductwork and thermostats to control HVAC system. </li><li>Performs routine maintenance on HVAC systems to ensure they operate properly. </li><li>Inspects and troubleshoots problems with existing HVAC units. </li><li>Installs replacement parts on existing HVAC units. </li><li>Changing out light fixtures, receptacles, and other light electrical work </li><li>Maintains inventory of replacement parts and orders replacements. </li><li>Complies with company and industry safety standards. </li><li>Assists with crowd management and emergency incident response. </li><li>Performs related duties, as assigned. </li><li>Adheres to company policies and procedures, standards and practices, regulatory compliance, and company directives including dress code and attendance </li></ul> <p>Experience and Qualifications:</p> <ul> <li>Excellent problem-solving and analytical skills. </li><li>Extensive knowledge of HVAC systems or electrical preferred </li><li>Ability to use power and hand tools. </li><li>Ability to use thermometers, pressure gauges, and other testing devices to evaluate HVAC system. </li><li>Ability to read operation and repair manuals for HVAC systems. </li><li>Ability to follow instructions. </li><li>Excellent mechanical skills. </li><li>Excellent communication skills, as required to interact with staff, contractors and visitors. </li><li>Perform heavy manual labor. </li><li>Understand, interpret, and apply all pertinent laws, codes, regulations, policies, and procedures. </li><li>Demonstrate strong customer service skills and establish, maintain, and foster positive and effective working relationships. </li><li>High school diploma or equivalent required. </li><li>Vocational/technical school training or apprenticeship in HVAC required. </li><li>3 years of relevant work experience in HVAC/facilities maintenance. </li><li>EPA Universal Certification required </li><li>Any combination of training, education, and experience that would provide the required knowledge, skills, and abilities. </li><li>Trades Licenses and/or Certifications are a plus. </li><li>Valid driver's license required. </li></ul> <p>Physical Requirements:</p> <ul> <li>Physically able to work on HVAC units. </li><li>Ability to climb ladders and work from an elevated position. </li><li>Will be required to work in settings with extreme cold or extreme heat, depending on time of year. </li><li>Prolonged periods of standing, kneeling, crawling </li><li>Must be able to lift 50 pounds at a time. </li></ul> <p>Other Duties:</p> <p>Please note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee for this job.
