Your leadership, strategic oversight, and attention to detail will contribute to the success of our communities and elevate our residents' living experiences. This role requires a people-first approach and will drive high performance across the portfolio, ensuring optimal operations, strong university relationships, and resident satisfaction.</p> <p>What You Will Do</p> <p>Leadership and Staff Management:</p> <ul> <li>Lead and supervise all community staff, ensuring optimal team performance, continuous development, and a collaborative, high-performance environment. </li><li>Recruit, train, and, when necessary, terminate team members in accordance with company policies. </li><li>Manage staff schedules, oversee property payroll submissions, and ensure resources are efficiently allocated across sites. </li><li>Conduct regular check-ins with other sites to ensure they have the appropriate tools and resources. </li><li>Provide support to teams when short-staffed or behind in leasing, follow-ups, renewals, and outreach efforts. </li><li>Mentor other Community Managers within the portfolio to enhance skills and performance. </li></ul> <p>Property Operations:</p> <ul> <li>Maintain all properties to the highest standards, ensuring compliance with company guidelines and driving consistent improvements. </li><li>Oversee and implement property reporting requirements, analyzing results to identify areas for operational enhancements. </li><li>Negotiate vendor contracts, explore shared maintenance personnel opportunities, and evaluate vendor utilization across the portfolio to maximize savings and leverage scale. </li><li>Lead strategic and operational initiatives across all assigned properties to optimize performance and efficiency. </li><li>Resident and University Relations: </li><li>Build and maintain positive relationships with residents, universities, and other stakeholders, ensuring needs are addressed promptly. </li><li>Execute quarterly Reputation Management Plans and review them with the Regional Manager. </li><li>Leverage university partnerships for operational advantages across multiple sites. </li><li>Serve as upper-level management in handling escalated resident and guarantor concerns to ensure swift resolution. </li></ul> <p>Compliance and Standards:</p> <ul> <li>Enforce compliance with all company policies, procedures, and legal requirements. </li><li>Uphold brand and company standards, ensuring that the properties are consistently presented in an exceptional manner. </li><li>Special Projects and Reporting: </li><li>Collaborate closely with the Regional Manager on special projects and assignments, contributing innovative ideas and strategic insights. </li><li>Complete all assigned HR/People Operations-related tasks with meticulous attention to detail. </li><li>Lead or participate in cross-property initiatives to drive operational efficiency and enhance the resident experience. </li></ul> <p>Other:</p> <ul> <li>Must be able to work a full shift/required work schedule onsite at the property. </li><li>Must be available for additional hours including evenings, weekends, and overtime when necessary. </li><li>Must be available to assist with move-outs, turn, and move-ins that extend beyond normal full-time hours. </li><li>Perform all other duties and tasks as assigned by management </li><li>Must be able to complete all physical requirements of this role with or without a reasonable accommodation </li><li>Occasional travel may be necessary as needed </li></ul> <p>Ideally, You'll Have</p> <ul> <li>High School graduate; college degree preferred but not required. </li><li>Minimum 5 years of experience as Property Manager in Student housing </li><li>Exceptional leadership skills with a proven ability to motivate and guide teams. </li><li>Proficient in Microsoft Office/Google Suite and Windows and/or Apple operating systems. </li></ul> <p>You'll crush it if you have experience with</p> <ul> <li>Student Housing operations experience. </li><li>Experience with Entrata and Yardi Software(s). </li><li>Strategic portfolio management and cross-property leadership. </li><li>Preferred industry experience </li><li>Preferred Software Experience </li></ul> <p>Organizational Structure</p> <p>Reports to: Regional Manager</p> <p>Direct Reports: All Community Staff</p> <p>Disclaimer</p> <p>Please note that job responsibilities, reporting lines, and duties outlined in this job description are subject to change to meet the evolving needs of the organization.</p> <p>As an Equal Opportunity Employer, Core Spaces celebrates diversity and is committed to creating an equitable and inclusive environment, which creates a sense of belonging for all employees.
