<p>JOB SUMMARY:</p> <p>The Commercial Project Manager position is primarily responsible for managing, commercial construction and restoration projects ranging from approximately $30,000-$30 million+ by performing the following duties.</p> <p>ESSENTIAL DUTIES AND RESPONSIBILITIES:</p> <p>Duties will include, but are not limited to:</p> <ul> <li>Working with the commercial estimator & the team throughout the entirety of the project. </li><li>Work from a scope as prepared by a Jenkins Commercial Estimator, plans, and execute the construction of commercial structures. </li><li>Revises as appropriate to meet changing needs within timeline and budget. </li><li>Identifies and manages resources and assigns as necessary. </li><li>Provides detailed quality control via frequent project site visits. </li><li>Negotiating the best contracts to ensure maximum profitability. </li><li>Meets project deadlines on multiple projects simultaneously. </li><li>Determining the necessary resources (time, cost, labor, materials) for each project. </li><li>Reviews and inspects product on regular basis to ensure standards are being met. </li><li>Minimizes Jenkins' exposure to risk on projects. </li><li>Manages budgets, schedules, and tracks project expenses. </li><li>Hiring staff and contractors as necessary. </li><li>Assessing the progress and performance of all workers involved. </li><li>Obtaining relevant permits and licenses. </li><li>Understands, interprets and relays building plans. </li><li>Manages inspections process to ensure compliance with local/national codes and other building details. </li><li>Performing detailed analyses and drawing up reports for relevant stakeholders. </li><li>Runs OAC (owner, architect, contractor) meetings as required, with Support and involvement from the commercial estimator and applicable manager. </li><li>Responsible for working with the estimator on invoicing and collection of funds as per contract. </li><li>May perform other duties as necessary or assigned </li></ul> <p>Client Management</p> <ul> <li>Manage communication after contract signing internally and with the client. </li><li>Manages day to day client interaction. </li><li>Set and manage client expectations. </li><li>Communicate effectively with client to identify needs and evaluate solutions. </li><li>Resolve or escalate issues in a timely fashion. </li><li>Communicate difficult/sensitive information tactfully. </li></ul> <p>SUPERVISORY RESPONSIBILITIES:</p> <p>This position has supervisory responsibilities. The Project Manager will supervise field personnel as necessary to complete work.</p>
