<p>PRINCIPAL DUTIES AND RESPONSIBILITIES:</p> <ul> <li>Plans, directs and supervises daily activities of building and ground maintenance personnel. </li><li>Inspects buildings, grounds and equipment for compliance with safety regulations and policies. </li><li>Develops, schedules, and manages a preventive maintenance program designed to retain buildings, grounds and equipment in safe operating condition. </li><li>Ensures departmental performance is in compliance with regulatory agencies. </li><li>Meets with consulting architects, engineers and consultants to evaluate ongoing projects. </li><li>Manages vendor relations. </li><li>Coordinates work with related Federal, State and local agencies. </li><li>Makes recommendations to Deputy Executive Director on maintenance, repair and operational needs, as needed. </li><li>Provides departmental input during the preparation of the annual budget. </li><li>Manages Facility Department Budget. </li><li>Develops new plans and procedures to improve maintenance operations. </li><li>Conducts and supervises safety and security programs for staff. </li><li>Coordinates emergency preparedness procedures for physical and other emergencies. </li></ul> <p>KNOWLEDGE, EDUCATION, SKILL AND ABILITIES REQUIRED:</p> <ul> <li> <p>4-year College Degree and/or a minimum of 5 years demonstrated experience managing facilities in a healthcare or clinical environment.</p> </li><li> <p>Thorough knowledge of building maintenance and operation activities.</p> </li><li> <p>Thorough knowledge of the principles and practices of coordinating maintenance and custodial staff and materials.</p> </li><li> <p>Thorough knowledge of building maintenance trades and operations.</p> </li><li> <p>Thorough knowledge of OSHA, ADA, fire/life safety rules and other regulatory requirements.</p> </li><li> <p>Good knowledge of the practices, tools, equipment, terminology and materials for building maintenance operations.</p> </li><li> <p>Ability to read plans, inspect grounds and dwellings and evaluate quality of construction in accordance with prescribed specifications.</p> </li><li> <p>Ability to plan, organize, coordinate, and supervise staff having diverse skills in heating, plumbing, electrical, air conditioning, carpentry, painting, and grounds maintenance.</p> </li><li> <p>Demonstrated analytical and communication skills (verbal and writing).</p> </li><li> <p>Strong Interpersonal and time management skills.</p> </li><li> <p>Conceptualizing, preparing for and implementing new plans/projects.</p> </li><li> <p>Mechanical aptitude.</p> </li><li> <p>Ability to work in an interdisciplinary service environment.</p> </li><li> <p>Shows initiative and good professional judgment.</p> </li><li> <p>Computer literacy and operating skills in word processing, spreadsheet, desk top publishing, and database software applications.</p> </li><li> <p>Ability to prepare preliminary budget and renovation estimates.</p> </li><li> <p>Physical condition commensurate with the demands of the position.</p> </li></ul>
