Its mission is to preach the gospel of Jesus Christ and to meet human needs in His name without discrimination.</p> <p>Position Summary</p> <p>The Project Manager reports to the Property Project Manager. He/she assists the Property Project Manager and Property Director to oversee all construction, maintenance, and property related functions. The Project Manager is responsible for management of various projects throughout the division. Recommends actions related to property related issues and upkeep.</p> <p>Essential Functions</p> <ul> <li>Recommend and reviews request for maintenance or remodel for assigned properties throughout the division </li><li>Responsible for obtaining and reviewing bids for maintenance and project throughout the division </li><li>Ensures all necessary documents for proposals are attached for submission to CFC for approval </li><li>Regularly inspects assigned properties document needed repairs maintenance and hazards </li><li>Ensures work performed by General Contractors follows the specifications in the contract, project is on schedule, and within budget </li><li>Performs quality assurance and quality control for contracted maintenance and construction work </li><li>Oversee construction projects assigned by Property Project Manager, Property Director and/or DSB </li><li>Oversee leases, lease renewals, and lease payments </li><li>Obtain permits and act as point person for city officials concerning permit requests </li><li>Assists in processing acquisition and sales of properties </li><li>Assist Property Director and Divisional Property Director with the buildup phase of insurance related work </li><li>Assist Property Director and DSB in establishing the 5 years and the 10-year capital plans </li><li>Minimum of 50 % travel in the field required </li><li>On-time and regular attendance is a must </li></ul> <p>Working Conditions</p> <p>Ability to walk, stand, bend, squat, climb, kneel and twist on an intermittent or sometimes continuous basis. Ability to grasp, push, pull objects such as files, file cabinet drawers, and reach overhead. Ability to operate computer, fax and telephone. Ability to lift up to 25 lbs.</p> <p>PAY RATE: $80k-$105k/yr.</p> <p>Minimum Qualifications</p> <ul> <li>High School diploma, equivalency degree or demonstration of equivalent skills </li><li>Bachelor's Degree preferred </li><li>At least 6least 6 years' experience in maintenance and/or construction fields </li></ul> <p>Skills, Knowledge & Abilities</p> <ul> <li>Driving Test and clean MVR check Valid CA/DL </li><li>Knowledge and understanding of OSHA Code </li><li>Ability to understand engineering and building codes </li><li>Excellent Computer skills </li><li>Ability to carry out assignments independently and prioritize as needed </li><li>Ability to work as a team </li><li>Ability to follow directions and execute </li></ul>
