<p>Drew University is seeking a Building Engineer - Boiler Plant in the Facilities Department. This is a full-time, 40-hour a week position. Employee will be responsible for the continuous, reliable and safe operation of all University building hot water and low-pressure steam boiler plants and associated heating systems.</p> <p>Key Responsibilities:</p> <ul> <li>Ensure 24- hour safe, effective, and economical operation of all single and multi-fuel fired water and/or fire tube boilers and auxiliary equipment across University's buildings and the central steam heating plant. </li><li>Perform scheduled and preventative maintenance for the University's building heating systems, responsible for completing all tasks properly and on-time to ensure continuous and reliable system operation. </li><li>Adjust fuel feeds and the volume and velocity of draft and other fire box variables to optimize combustion efficiency as load demands and fuel quality fluctuate. </li><li>Monitor and document readings from gauges, meters, detectors, recorders, boiler water level indicators, and both computer-generated and analog displays to identify potential operational hazards. </li><li>Conduct water testing and perform blowdowns as required for all low-pressure steam boilers. </li><li>Ensure compliance with all applicable Federal, State, County, and Borough codes, laws, ordinances, regulations, and requirements, maintaining proper documentation. </li><li>Troubleshoot and repair equipment, including leaking pumps, steam traps, valves, piping and motors; repair pipe and ductwork insulation as needed. </li><li>Maintain accurate logbook entries and verify that all operators record required data properly. </li><li>Research, order, and manage inventory for boiler-related systems, materials, parts, supplies and tools. </li><li>Perform and review chemical testing and water treatment for all campus boiler plants to ensure safe and effective operation. </li><li>Inspect, maintain, and troubleshoot campus water softening systems; ensure timely delivery and replenishment of water softening salt in all brine and storage tanks. </li><li>Switch fuel sources and operate the University's central steam heating plant using natural gas or #2 heating oil, as directed. </li><li>Monitor, record and report underground storage tank fuel and boiler water levels. </li><li>Run Veeder Root system reports for underground storage tank interstitial monitoring compliance with code requirements, submit weekly reports to the Facilities Service Response Center coordinators for filing in the Department's shared drive. </li><li>Maintains boiler and mechanical rooms in a safe, clean and debris-free condition. </li><li>Cut, thread and install black pipe and black pipe systems as required. </li><li>Additional duties may be assigned. </li></ul> <p>Required Qualifications:</p> <ul> <li>High School Diploma or equivalent </li><li>5-10 years of experience in boiler operations, maintenance and repair. </li><li>New Jersey Black Seal Low Pressure Boiler Operator License. </li><li>Valid U.S. Driver's License. </li><li>New Jersey Underground Storage Tank Operator Certification. </li><li>Familiarity with building automation systems. </li><li>Ability to communicate effectively via email, telephone, two-way radio systems and cell phone. </li><li>Availability to work a rotating on-call schedule and respond to after-hours emergencies. </li><li>Willingness work scheduled overtime, including weekends and holidays. </li><li>Normal mobility to navigate construction sites. </li><li>Ability to bend, stoop, twist, climb up and down ladders </li><li>Ability to lift and carry 50 pounds, including up and down stairs. </li><li>Strong written and verbal communication skills in English, with excellent interpersonal skills. </li><li>Ability to work outdoors in varying environmental conditions. </li><li>Ability to read, and interpret plans, design specifications, and manufacturer' instructions. </li><li>Competency in using tools and operating equipment. </li><li>Must be able to drive an automobile, van, light truck or utility vehicle. </li></ul> <p>Required Skills and Competencies:</p> <ul> <li>Strong ability to troubleshoot boiler equipment and resolve operational issues. </li><li>Familiarity with building automation systems. </li><li>Proficiency in reading and interpreting drawings, blueprints and technical specifications. </li><li>Knowledge of safe operating procedures, including Lock Out /Tag Out practices. </li><li>Skilled in operating power tools and mechanical equipment. </li><li>Ability to operate computer-based systems and equipment. </li><li>Familiarity with computerized CMMS work order software processes. </li><li>Adaptability to work in a diverse environment, focusing on customer satisfaction under high-stress conditions, and effectively organizing responses to routine, and one-of-a-kind extreme exceptional situations. </li><li>Administrative coordination regarding job assignments, productivity, time management </li><li>Proficiency in predictive maintenance techniques and simplified root cause analysis of equipment failures. </li><li>Knowledge of preventive maintenance operating practices. </li></ul> <p>How to Apply:</p> <p>To apply, submit the following materials.</p> <ul> <li>Cover letter </li><li>CV/Resume </li><li>Graduate Transcript </li></ul> <p>Applications will be reviewed upon submission;
