<p>Job Title: Home Office Maintenance Manager</p> <p>Location: The Dover Companies Corporate Office, St. Louis MO (In-Person)</p> <p>Position Type: Full-time</p> <p>Reports To: Corporate Director of Environmental Services</p> <p>About Cedarhurst Senior Living: Cedarhurst Senior Living is a leading provider of senior living communities, dedicated to enriching the lives of residents through exceptional care and personalized services. With a commitment to excellence and innovation, Cedarhurst creates vibrant environments where seniors can thrive and enjoy a fulfilling lifestyle.</p> <p>Position Overview: The Home Office Maintenance Manager (Manager), reporting directly to the Corporate Director of Environmental Services, is responsible for providing quality maintenance of the commercial office space housing the Dover Companies and its tenants. This role is primarily responsible for the upkeep of the Home Office building's interior, exterior, grounds, mechanical, electrical, plumbing systems/components & equipment for exceptional appearance, safety, and function. The Manager will also manage and communicate with external vendors, ensuring timely completion of contracted work while staying within budget..</p> <p>Key Responsibilities:</p> <ul> <li>Supervise, support, and coordinate contracted or in-house housekeeping personnel as required by office and tenant needs. </li><li>Repair, maintain, and manage janitorial equipment. </li><li>Maintain all areas inside the building to high cleanliness standards, including routine and deep cleaning of carpets, hard surface flooring, windows/glass, and furniture. </li><li>Maintain grounds, including exterior building repairs and lawn maintenance, in cooperation with the landscaping contractor and waste removal services. </li><li>Prepare and refurbish office common areas and offices as needed, including patching and painting walls/ceilings, carpet replacement or deep cleaning, vinyl floor replacement, lighting installation, bulb replacement, and refinishing of trim, cabinetry, and shelving. Hang TV monitors, artwork, communication boards, and shelving. </li><li>Maintain fire safety and emergency records and procedures in compliance with regulations and environmental concerns (natural disasters, fires, loss of electricity, plumbing issues, pipe breakages, etc.), and maintain a catalog of Safety Data Sheets (SDS). </li><li>Inspect tenant suites for potential problems or hazards; repair or report findings to management for follow-up. </li><li>Implement, schedule, and document a preventative maintenance program for the facility's mechanical, electrical, and plumbing systems in accordance with manufacturer recommendations and industry best practices. </li><li>Use building management software to track maintenance tasks and work orders; communicate effectively with tenants regarding work status, disruptions, and safety concerns. </li><li>Order supplies and equipment required for the upkeep of the physical plant, including housekeeping supplies, replacement parts, filters, bulbs, etc. </li><li>Work and communicate with tenants, coworkers, and vendors using a service-minded, solutions-based approach. </li><li>Maintain oversight of Home Office security cameras, alarm monitoring vendor, and Building Automation Systems. </li><li>Collaborate with the accounting team to manage and track the building's maintenance budget, ensuring cost-effective operations and adherence to financial guidelines. </li><li>Perform general handyman work at the CEO's personal residence, as needed. </li><li>Other duties as assigned. </li></ul> <p>Qualifications:</p> <ul> <li>Two to five (2-5) years of relevant experience in facilities maintenance preferred, or completion of accredited maintenance training is required. </li><li>Possession of applicable licensure or certifications, as required. </li><li>Working knowledge of carpentry, including drywall repair, painting, light plumbing, light electrical work, and basic HVAC maintenance and troubleshooting is required. </li><li>Basic technical and mechanical aptitude to perform routine preventative maintenance and repairs on mechanical and electrical equipment; foundational understanding of construction principles is required. </li><li>Familiarity with Life Safety systems and protocols, including fire and smoke detection/alarm systems, fire suppression systems, and emergency preparedness procedures is preferred. </li><li>Proficiency in common internet browsers (e.g., Chrome, Firefox, Microsoft Edge) and Microsoft Office programs including Outlook, Excel, and Word. Experience with building maintenance software (e.g., TELS) strongly preferred. </li></ul> <p>Working Conditions:</p> <ul> <li>While performing the duties of this job, the employee is occasionally required to stand/move, communicate, and identify written information. The employee is occasionally required to climb or balance and stoop, kneel, crouch, or crawl and lift and/or move up to 50 pounds independently; occasionally lift and/or move up to 200 pounds with assistance. Routine use of ladders, hand & power tools. </li><li>Must be available to respond to urgent issues outside of normal working hours (nights/weekends) as they arise and arrange for coverage when unavailable due to planned vacation or time off. </li><li>Required to respond to security and/or fire alarm alerts at all times, including outside of normal business hours. </li><li>Daily, on-site presence at the corporate office is required. The role involves physical activity and moving throughout the facility for most of the workday. </li><li>May need to navigate various areas of the corporate office and other organizational worksites. </li><li>Occasional travel (up to 20%) may be required to support other locations or business units. </li><li>Individuals in this position are required to stay current on all training and ongoing education initiatives.
