<p>SUMMARY</p> <p>The Mortgage Operations Specialist II is responsible for performing duties related to registering, compliance, processing, closing, reporting, and post-closing of mortgage loans. They will also be responsible for the processing and reviewing of Warehouse Lending advances and will assist the Warehouse Operations Manager with any tasks required in maintaining Warehouse Lending. They need to communicate with the clients, customers, outside agencies, vendors, etc., in order to gather all important information and research to address underlying problems and respond promptly to any inquiries.</p> <p>Ensures compliance with established Company policies and procedures. Demonstrates knowledge of, adherence to, monitoring and responsibility for compliance with state and federal regulations and laws as they pertain to this position including but not limited to the following: Regulation Z (Truth in Lending Act), Regulation B (Equal Credit Opportunity Act), Home Mortgage Disclosure Act, Real Estate Settlement Procedures Act, Fair Credit Reporting Act, Bank Secrecy Act in conjunction with the USA PATRIOT Act, Anti-Money Laundering and Customer Information Program, Right to Financial Privacy Act (state and federal) and Community Reinvestment Act.</p> <p>ESSENTIAL DUTIES</p> <ul> <li>Processes documents received for each file or advance, verifying the accuracy and completeness of each document </li><li>Provides disclosures when necessary </li><li>Orders credit reports, business entity searches, GEO codes/census tracking, and title/escrow work or any documents needed for loan processing </li><li>Orders appraisals </li><li>Tracks documents including hazard insurance, flood insurance, financial statements, and escrow/title policies </li><li>Establishes, maintains, and updates files, databases, records </li><li>Coordination of loans with escrow companies </li><li>Gathers, reviews, and organizes mortgage loan documents </li><li>Prepares funding request documents for wiring funds to closing for loan originations, loan purchases, and warehouse lending </li><li>Processes draw requests on warehouse facilities </li><li>Prepares loan renewal and extension requests with assistance from Warehouse Operations Manager </li><li>Processes loan cancellations/denials and adverse action letters </li><li>Completes all post-closing activities on purchased mortgage loans </li><li>Assists in monitoring and maintaining HMDA reporting </li><li>Remains current on government regulations related to lending and internal policies </li><li>Completes and send Mid-Month and Month-End warehouse reports </li><li>Prepares Weekly Lock Report and Dwell Reports for CLC Management </li><li>Reviews, confirms, and signs loan lock requests </li><li>Reconciles MERS audit report daily and monthly and reconciliation </li><li>Treats people with respect; keeps commitments; inspires the trust of others; works ethically and with integrity; upholds organizational values; accepts responsibility for own actions. </li><li>Demonstrates knowledge of and adherence to EEO policy; shows respect and sensitivity for cultural differences; educates others on the value of diversity; promotes working environment free of harassment of any type; builds a diverse workforce and supports affirmative action. </li><li>Follows policies and procedures; completes tasks correctly and on time; supports the company's goals and values. </li><li>Performs the position safely, without endangering the health or safety to themselves or others and will be expected to report potentially unsafe conditions. The employee shall comply with occupational safety and health standards and all rules, regulations and orders issued pursuant to the OSHA Act of 1970, which are applicable to one's own actions and conduct. </li><li>Performs duties specific to the position and other functions as assigned. </li></ul> <p>MINIMUM REQUIREMENTS</p> <p>These specifications are general guidelines based on the minimum experience normally considered essential to the satisfactory performance of this position. The requirements listed below are representative of the knowledge, skill and/or ability required to perform the position in a satisfactory manner. Individual abilities may result in some deviation from these guidelines.</p> <ul> <li>High School Diploma or GED and 3-5 years of related experience and/or training; Bachelor's degree preferred. Work related experience should consist of a loan operations or warehouse lending background. Educational experience, through in-house training sessions, formal school or financial industry related curriculum, should be business or financial industry related. </li><li>Must have a passion for quality. </li><li>Work related experience and/or training must consist of an in-depth background in loan documentation and servicing or operations procedures in consumer mortgage lending. </li><li>Ability to effectively work with colleagues and on multiple projects simultaneously, managing time and resources to ensure work is completed efficiently and within establish timeframes. </li><li>Basic knowledge of related state and federal banking compliance regulations, Bank operational policies and procedures, and the Bank's products and services. </li><li>Intermediate skills in computer terminal and personal computer operation, mainframe computer system, word processing, typing and spreadsheet software programs to meet the needs of the position. </li><li>Basic math skills; ability to calculate interest, commissions, proportions, and percentages; balance accounts; add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals; locate routine mathematical errors; compute rate, ratio and percent, including the drafting and interpretation of bar graphs. </li><li>Basic knowledge of related state and federal banking compliance regulations, Bank operational policies and procedures, and the Bank's products and services. </li><li>Basic knowledge of real estate and consumer loan products and processing. </li><li>Basic experience, knowledge and training in all lending activities and terminology. </li><li>Excellent verbal, written and interpersonal communication skills, with the ability to apply common sense to carry out instructions and instruct others, train personnel, write reports, correspondence and procedures, and speak clearly to customers and employees. </li><li>Ability to deal with complex problems involving multiple facets and variables in non-standardized situations. </li><li>Ability to work with no supervision while performing duties. </li></ul> <p>Pay $55,600 - $79,000 per year. The salary reflects the full, reasonably expected salary range for this position. Salary is based on the candidate's current experience, education, skills, and abilities related to the position. Successful candidates may be eligible for bonus, stock, commissions, and incentives at the Company's sole discretion.
