Therefore, if much of this job description describes you, then you are highly encouraged to apply for this role.</p> <p>Summary</p> <p>The Building Maintenance Technician works with our staff to help perform any necessary building maintenance for the Rock & Roll Hall of Fame and ensures the building is kept to the highest possible standard. The Building Maintenance Technician provides safe and efficient service to Rock Hall staff, partners, and visitors under the guidance of the Director of Engineering & Facilities.</p> <p>JOB RESPONSIBILITIES AND DUTIES</p> <p>Building maintenance and installation work</p> <ul> <li>Performs maintenance and repairs on heating, ventilation and air conditioning systems as directed. </li><li>Performs preventive maintenance on HVAC systems as needed. </li><li>Maintains and performs repairs on electrical systems in the Rock Hall as directed. </li><li>Performs maintenance and installation of plumbing and heating systems. </li><li>Performs preventive and scheduled maintenance and repair duties. </li><li>Performs building repairs and/or maintenance including but not limited to the following: carpentry, electrical, plumbing, painting, welding, mechanical skills, janitorial services, trash hauling, pest control, roofing, plastering, tiling, glass, metal work, masonry, furniture or equipment, repairing or replacing dry wall, tile, windows, rest room fixtures, sink traps, leaking faucets, plugged/running toilets, steam leaks, leaking valves, flush valves, electrical sockets and switches, replace incandescent, fluorescent, and other lamps, wax and/or paint woodwork, furniture, equipment as necessary. </li></ul> <p>Provide facilities department support</p> <ul> <li>Work with outside contractors to service Rock Hall building systems. </li><li>Inspects Rock Hall to ensure safe environment for visitors and staff. </li><li>Maintains spare parts inventory. </li><li>Operates forklift to unload, moves and stores equipment, supplies and miscellaneous items for all departments. </li></ul> <p>Duties include but may not be limited to the above.</p> <p>JOB REQUIREMENTS & QUALIFICATIONS</p> <p>Education Level</p> <ul> <li>Ability to read and demonstrate basic oral, written, mathematical and manual skills. Ability to communicate in standard English. High School Diploma or equivalent. Trade School graduate preferred. </li></ul> <p>Experience in Field</p> <ul> <li>A minimum of five (5) years building maintenance experience, three (3) years of experience in commercial air conditioning, refrigeration, and HVAC Systems maintenance. Working knowledge of commercial plumbing, heating, electrical, and pipefitting. Demonstrated experience in maintenance and repair of facility equipment and systems in a commercial environment. </li></ul> <p>Unique Expertise/Certification/Registrations</p> <ul> <li>Certification, registration and/or licenses of the above experience is highly desirable. </li><li>First aid and CPR classes are helpful. </li><li>Experience in the maintenance and repair of facility equipment and systems in a commercial environment. </li><li>Ability to successfully pass a Rock & Roll Hall of Fame reference check, background investigation and drug screening. </li></ul> <p>Emotional Intelligence</p> <ul> <li>Ability to work independently without close oversight, and as a team player who will engage productively with others at varying levels of seniority within and outside the organization. </li><li>A professional and resourceful style; willingness to take initiative, manage multiple tasks and projects at a time; and willingness to learn. </li><li>Thinks of the big-picture and considers the impact of decisions across the institution as a whole. </li><li>Understands implicitly how to work with different people and various working styles across the organization. </li><li>Sets a strong example for others by initiating collaboration and working consistently in a collegial manner. </li><li>Encourages teamwork and anticipates and removes obstacles to effective teamwork; seeks to resolve conflicts as they arise. </li><li>Approaches others in a positive manner and builds solid long-term relationships with key stakeholders inside and outside the organization. </li><li>Interpersonal skills necessary to deal effectively with visitors and guests. </li></ul> <p>WORKING CONDITIONS</p> <ul> <li>Environmental Parameters: Ability to work in an environment which may include fumes, odors, gases, chemicals as well as hot, cold, humid, dry, dusty, and wet conditions. Ability to work from heights, and work with noise and/or vibration. Ability to work in confined spaces and/or small crawl spaces. Ability to work in all weather conditions. Ability to work in a window-less office. </li><li>Physical Demands: </li><li>Strength: Ability to lift/move items weighing up to 70 lbs. (approximately) </li><li>Type: Express or exchange ideas by means of spoken word and to perceive nature of sounds. Ability to hear accurately to interact with the public and co-workers. Demonstrate clarity of vision; judge distance and space relationships; identify and distinguish colors. Ability to have visual acuity to perform activities such as operating machines and seeing when the job is at or within arm's reach. Ability to ascend and descend ladders, stairs, poles, and the like using feet and legs when working on facilities. Ability to maintain body equilibrium by balancing to prevent falling, especially when making repairs in hazardous areas. Ability to bend body downward and forward when the need to go into a crawlspace occurs. Ability to bend legs at knee to come to a rest on knees when making repairs stationed lower to the ground. Ability to move about on hands and knees when making repairs in confined spaces. Ability to extend hands and arms in any direction when needing access to a high area. Ability to use arms to press against something outward or downward, especially when moving heavy obstacles. Ability to use upper extremities to exert force to draw objects when moving equipment. Ability to perceive attributes of objects, such as size, shake, temperature, or texture to assess problems and safety. Ability to perform tasks concurrently. Work involves standing and walking most of the time but may involve sitting for periods of time. </li></ul> <p>Equipment Used</p> <ul> <li>Personal computer, telephone, photocopier, fax machine, calculator, and other office equipment. Two-way radio, hand-tools, ladders, power-tools, blueprints, meters and testing equipment and other museum equipment. </li></ul> <p>Safety Hazards</p> <ul> <li>Ability to work in conditions or situations in which there is danger to life, health, or bodily injury including without limitation, proximity to moving mechanical parts, electric shock and exposure to toxic chemical and biological agents. </li></ul> <p>Aptitude Requirements</p> <ul> <li> <p>Cognitive:</p> </li><li> <p>Analytical: Ability to apply principles of logical thinking to define problems, collect data, establish facts and draw valid conclusions.</p> </li><li> <p>Communication: Ability to be conversant in Rock Hall rules and procedures. Ability to understand and carry out written or verbal instructions. Ability to answer inquiries from visitors, vendors, and contractors.</p> </li><li> <p>Administrative: Ability to complete forms. Ability to pay attention to detail and accurately distinguish data.</p> </li><li> <p>Manual:</p> </li><li> <p>Motor Coordination: Ability to make necessary movements in selecting, picking and depositing items.</p> </li><li> <p>Finger Dexterity: Ability to pick, pinch or otherwise work with fingers to operate above equipment. Ability to pick up a variety of items and place them on shelves; to move knobs, buttons, or switches.</p> </li><li> <p>Manual Dexterity: Ability to seize, hold, grasp, turn or otherwise work with hands.
