Broad knowledge of the field with demonstrated leadership skills.</p> <p>Requires a bachelor's (or equivalency) + 6 years or a master's (or equivalency) + 4 years of directly related work experience.</p> <p>This is a Manager-Level position in the Management track.</p> <p>Job Code: M22603</p> <p>Grade: M17</p> <p>Essential Functions</p> <ol> <li> <p>Facilitate cooperative and collaborative relationships with clients and other institutional stakeholders through commercial property and lease management.</p> </li><li> <p>Direct day to day workflow for a staff of twelve (12).</p> </li><li> <p>Vendor performance and contract management. Develop and manage relationships, be the expert on scopes of work, quoted costs, and contract specifications. Advocate for REA in effectively managing contracts and service agreements with vendors who provide janitorial, landscaping, snow removal, pest control and other services.</p> </li><li> <p>Partner with REA's construction team to review project drawings and specifications, and facilitate appropriate safeguards and notifications for building occupants.</p> </li><li> <p>Ensure the effective preventative maintenance of building systems; including the development and support of a robust PM system.</p> </li><li> <p>Strive for 100% up time in ~1M square feet of office, lab, clinical, and vivarium environments.</p> </li><li> <p>Provide Life Safety for University employees through IAQ testing, culinary water testing, fire system testing, electrical, plumbing, and HVAC systems.</p> </li><li> <p>Create and manage a 10-year Capital Improvement Plan for each assigned property.</p> </li><li> <p>Develop and implement customer service, staffing and financial objectives for assigned departments consistent with the University's goals and objectives.</p> </li><li> <p>Manage departmental budgets, estimate budgetary requirements for special projects and oversee purchases and inventory.</p> </li><li> <p>Implement and administer new and existing department programs and services to internal and external customers. Evaluates program effectiveness. May carry out and implement logistic plans and procedures to ensure that internal university and external entities' needs are met.</p> </li><li> <p>Assume authority and performs functions of the department's executive director in his absence.</p> </li><li> <p>Participate in the development and interpretation of department policies to ensure compliance with the University's policies and regulatory requirements. May authorize exceptions to department policy and procedures related to assigned departments. Ensure compliance with Federal and State regulations.</p> </li><li> <p>Establish internal objectives and implement procedures to meet goals. Assist in setting department short and long-term goals.</p> </li><li> <p>Oversee department staff management including recruitment, performance evaluations and retention of staff.</p> </li><li> <p>Ensure customer satisfaction by analyzing customer complaints, concerns and suggestions. Provide appropriate follow through to ensure quality customer service.</p> </li><li> <p>Authorize the purchase and implementation of new technology, resources and equipment.</p> </li><li> <p>Serve as part of the department management team.</p> </li></ol> <p>Problem Solving</p> <p>The problems and solutions encountered by this position vary depending on the area and structure of the department. This position frequently addresses problematic situations and often acts a mediator or a negotiator. A critical function for this position is drafting, reading, interpreting, and understanding commercial lease agreements, amendments, and addenda, as well as service agreements and contracts. It is crucial that the incumbent applies these skills and abilities to understanding the needs of the customers and determining what actions are appropriate from the Landlord's perspective.
