We owe our success to our focus on servant leadership, and our commitment to hiring top talent from the most innovative companies from both inside and outside the multifamily industry.</p> <p>The Area Vice President (AVP) serves as a crucial link between the overarching strategic objectives of the organization and the on-the-ground operational performance of a diverse portfolio of apartment communities. Ensuring both owner satisfaction and the optimal financial performance of the managed properties. You will lead your teams on the critical areas of portfolio oversight, team management, financial stewardship, client relations, strategic planning, compliance adherence, and the essential qualifications required for success in this demanding role.</p> <p>The current portfolio will include our North Florida Region (Tallahassee, Orlando, St. Petersburg, Tampa, and Jacksonville) along with Charleston, South Carolina. You will have 2 -3 Regional Managers reporting to you and a few properties in a Regional Manager capacity.</p> <p>Team Leadership:</p> <ul> <li>With a servant leadership approach, you will lead and mentor regional managers, property managers, influence departmental processes and interface with operations to foster professional growth and a high-performance culture. </li><li>Conduct regular performance reviews and set measurable goals for team members ensuring they achieve objectives set through 1:1s, skip level meetings, and quarterly reviews. </li><li>You will be recruiting and interviewing candidates for communities in your portfolio to ensure our Regional Managers and Property Managers rise to our talent bar. </li><li>Training your direct and indirect reports on ResProp's hiring methods and practices acting as final approver on our Property Manager hires. </li><li>Provide comprehensive oversight of an assigned portfolio of multifamily properties. This entails setting clear and measurable performance expectations for each community, coupled with diligent monitoring of key operational metrics. </li></ul> <p>Portfolio Management:</p> <ul> <li>Apply your deep understanding of the unique characteristics and inherent challenges associated with each property to allow for the development and implementation of tailored strategies and targeted interventions designed to address specific needs and maximize performance. </li><li>You will conduct regular property visits and thorough inspections through onsite evaluations to provide firsthand insights into the operational effectiveness of the property management teams, the overall condition of the physical asset, and the consistent adherence to the company's established standards and procedures. </li><li>Oversee the day-to-day operations of our North Florida & South Carolina multifamily property portfolio(s), ensuring alignment with company goals and client objectives. </li><li>Interfacing with ownership groups to support and drive asset strategy. </li><li>Develop and implement strategies to maximize revenue, occupancy, and NOI while controlling expenses. </li><li>Analyze and interpret financial reports, providing actionable recommendations to improve performance. </li></ul> <p>Financial Accountability:</p> <ul> <li>Effectively manage the financial performance, review financial statements, including income statements and balance sheets, and analyze monthly variance reports to identify deviations from budgetary expectations. </li><li>Monitoring key performance indicators (KPIs) for gauging the overall financial health and identifying areas where performance can be improved. </li><li>Guiding property managers in the development and execution of effective leasing strategies designed to achieve optimal occupancy and rental rates. </li><li>This also includes ensuring efficient rent collection practices and proactively identifying opportunities to enhance property revenue through ancillary income streams. </li><li>Diligently controlling operating expenses across the portfolio, ensuring that cost-effectiveness is achieved. </li></ul> <p>Marketing:</p> <ul> <li>Working with your Regional Managers and Property Managers to optimize our marketing strategies to include digital and offline marketing. </li><li>Review property websites / ILS listings and advertising along with social media postings and content to promote purposes. </li></ul> <p>Operational Excellence:</p> <ul> <li>Ensure compliance with all local, state, and federal laws, including Fair Housing and safety regulations. </li><li>Implement and oversee operational policies, procedures, and best practices. </li><li>Leverage technology and data analytics to optimize property performance and streamline processes. </li></ul> <p>Market and Industry Knowledge:</p> <ul> <li>Stay informed about market trends, competitor activity, and economic conditions impacting the multifamily sector in Florida. </li><li>Provide guidance on property repositioning, renovations, and acquisitions to maximize asset potential. </li><li>Represent the company at industry events and maintain visibility within the Florida multifamily market. </li></ul> <p>Travel:</p> <ul> <li>This role requires frequent travel throughout North Florida and to Charleston, S.C. to oversee property performance, meet with teams, and interact with clients. </li></ul> <p>What you must have:</p> <ul> <li>5 - 10+ years of experience in property operations inclusive of third party management of multifamily portfolios between 10 - 20 assets or ~3,000 units </li><li>Minimum 2 years at AVP or Senior Regional Manager level. </li><li>Excellent communication skills including client-facing communication and presentation experience. </li><li>Entrepreneurial mindset with creative thinking for problem solving. </li><li>Strong ability to review and analyze financial statements, develop and manage budgets, and understand key financial metrics. </li><li>Deep local market knowledge, specifically within the third party multifamily operations space including regulations, market trends, and key competitors. </li><li>Long term focus and desire to work in a fast-paced, growing organization. </li><li>CAM or CPM certification preferred. </li><li>Proficiency in using property management software and other relevant technology platforms, such as Yardi, ResMan, or similar systems. </li><li>A laptop to use for work purposes. </li></ul> <p>Employment Eligibility Requirements:</p> <ul> <li>Applicants will be required to pass a background check, credit check, and reference check prior to their first day to verify their employment eligibility. </li></ul>
