<p>Job Description:</p> <p>POSITION: Maintainer II - Second Shift (INTERNAL POSTING)</p> <p>DEPARTMENT: Facilities</p> <p>REPORTS TO: Director of Buildings and Grounds Operations</p> <p>POSITION STATUS: This is a full-time, state funded, AFSCME, unit-classified position with benefits.</p> <p>PRIMARY LOCATION: Fall River, MA</p> <p>WORK SCHEDULE: The standard schedule for this position is 40 hours per week;</p> <p>Monday - Friday 3:00 PM - 11:00 PM, with some opportunity for overtime. This is an essential personnel position.</p> <p>HOURLY RATE: $21.60/hr</p> <p>STATEMENT OF DUTIES:</p> <p>The Maintainer II performs custodial work for any Bristol campus buildings and grounds, which may include locations in Attleboro, Fall River, Taunton, and New Bedford. This position also oversees Maintainer 1 staff on the second shift and may provide on the job training.</p> <p>ESSENTIAL FUNCTIONS, DUTIES, AND RESPONSIBILITIES</p> <ul> <li> <p>Interior Maintenance</p> </li><li> <p>Clean offices, classrooms, restrooms, corridors, elevators, hallways, and other specialized spaces.</p> </li><li> <p>Empty and clean recycling containers, waste barrels, and all other waste and trash receptacles.</p> </li><li> <p>Move supplies, furniture, and equipment.</p> </li><li> <p>Set up and break down furniture in support of all college operations and events.</p> </li><li> <p>Clean, wax, and buff all hard surface floors; shampoo, vacuum, and maintain carpets and upholstery.</p> </li><li> <p>Keep simple records, such as maintenance logs or inventory counts, and utilize software to complete tasks as needed.</p> </li><li> <p>Unlock and lock doors as needed.</p> </li><li> <p>Replace electrical lamps.</p> </li><li> <p>Wash windows, woodwork, toilets, lavatories, and fixtures.</p> </li><li> <p>Dust and polish furniture.</p> </li><li> <p>Make simple repairs.</p> </li><li> <p>Clean and maintain all custodial equipment as assigned.</p> </li><li> <p>Exterior Maintenance</p> </li><li> <p>Sweep and clean sidewalks.</p> </li><li> <p>Remove snow and ice from walkways and building entrances.</p> </li><li> <p>Maintain lawns, trees, shrubs, flowers, turf; spread mulch, fertilize lawns, weed, water, plant, etc.; operate hand tools, such as saws, pruners, weed whackers, trimmers, aerators, tractors, hedge clippers, leaf blowers, rakes, etc.</p> </li><li> <p>Supervisory Tasks</p> </li><li> <p>Provide on the job training to employees</p> </li><li> <p>Maintain records such as inventory, maintenance and hours worked</p> </li><li> <p>Inspect equipment for wear and tear and prepare work orders for repair of equipment</p> </li><li> <p>Inspect the interior of buildings for cleanliness and state of repair and make reports on conditions found</p> </li><li> <p>Coordinate set ups for events and functions</p> </li><li> <p>Provide daily supervision of Maintainer I staff i</p> </li></ul> <p>Requirements:</p> <p>REQUIRED QUALIFICATIONS:</p> <ul> <li>Valid driver's license. </li><li>Reliable transportation to travel to and from meetings, training, or campus and community locations as required. </li></ul> <p>Demonstrated ability to:</p> <ul> <li>Follow verbal and written instructions. </li><li>Physical stamina and endurance, including the ability to lift and carry heavy objects. </li><li>Ability to stand or walk for long periods of time </li><li>Climb and work on ladders and scaffolding. </li><li>Understand and apply the procedures and guidelines governing Facilities activities. </li><li>Work effectively with a diverse faculty, staff, and student body. </li><li>Ability to be available as essential personnel for inclement weather and other emergency situations. </li></ul> <p>PHYSICAL DEMANDS AND WORK ENVIRONMENT:</p> <p>The employee must meet the physical demands and work environment of the position.
