<p>JOB TITLE: Director of Maintenance & Custodians</p> <p>LOCATION: Administration Building, All Schools</p> <p>EVALUATED BY: Superintendent and Operations Director</p> <p>OVERVIEW OF PERFORMANCE EXPECTATIONS</p> <p>The Director of Custodians/Maintenance is responsible for preserving the good condition of infrastructure and ensuring that facilities are safe and well-functioning for employees and students. They oversee all buildings and grounds and the schedule of custodians. The Director collaborates with the town facilities department on a daily and weekly basis.</p> <p>REQUIRED SKILLS</p> <ul> <li>Proven experience as facilities manager or relevant position </li><li>Technical/engineering operations and facilities management </li><li>Knowledge of basic procurement and accounting practices </li><li>Strong verbal and written communication skills </li><li>Excellent organizational and staff scheduling </li><li>Demonstrated leadership of employees </li><li>Collaborative decision-making abilities </li></ul> <p>KEY RESPONSIBILITIES</p> <ul> <li>Oversee the upkeep of all equipment and supplies to ensure compliance with health and safety standards. Inspect building structures regularly to assess the need for repairs, upgrades, or renovations </li><li>Supervise all facilities staff, including custodians, maintenance workers or groundskeepers, as well, as external contractors </li><li>Review the work order system daily; close out completed requests or leave notes for follow-up </li><li>Respond promptly to emails from staff, principals and district personnel. Respond to any emergencies and support events as they present themselves </li><li>Schedule and supervise custodians for snow removal; adjust staffing as needed </li><li>Coordinate daily facility operations, including scheduling substitutes and reassigning custodians as needed. Schedule and coordinate coverage for custodial sick time and vacation absences </li><li>Manage daily operational logistics such as parking assignments, waste disposal, and building security </li><li>Review and sign off on payroll, overtime slips and vendor invoices </li><li>Provide all safety training for custodial and maintenance staff </li><li>Delegate daily assignments to the maintenance team and monitor task completion </li><li>Solicit quotes and schedule meetings with contractors for all CIP (Capital Improvement Plan) projects </li><li>Coordinate bids and orders for districtwide custodial and maintenance supplies </li><li>Coordinate monthly supply deliveries to each school site </li><li>Maintain accurate financial and operational records; conduct forecasting and analysis, as needed </li><li>Process purchase orders in MUNIS for annual and project-based budgeting </li><li>Oversee district snow removal operations, including lot clearance and coordination with the DPW and Superintendent </li><li>Oversee districtwide painting projects and manage the painting crew schedule </li><li>Support the DPW to schedule regular playground inspections and order mulch and materials, as needed </li><li>Manage job postings and participate in candidate interviews; complete PAFs (Personnel Action Forms) for payroll processing </li><li>Allocate and manage office space according to department and staff needs </li><li>Oversee insurance plans and service contracts for facilities operations </li><li>Organize summer student workers and assign them to school sites </li><li>Collaborate with the town facilities department on projects throughout the schools year-round. </li></ul> <p>WORK YEAR: 12-months</p> <p>SALARY RANGE: $80,000-$90,000</p> <p>TERMS OF EMPLOYMENT: As negotiated by the North Andover School Committee and Superintendent of Schools.</p>
