<p>Job Title: Director of Property Management</p> <p>Job Type: Full-time (Monday-Friday, 8:00 AM - 5:00 PM)</p> <p>Travel: 30-40%</p> <p>POSITION SUMMARY</p> <p>The Director of Property Management will oversee the management of owned and leased properties for ARcare and its affiliated companies. This role involves ensuring the efficient operation and maintenance of the company's real estate portfolio, including the management of third-party tenants in ARcare owned buildings. The Director of Property Management will work closely with the Facilities, Legal, Finance, and Operations teams to support the company's strategic goals related to all aspects of the ARcare's corporate real estate.</p> <p>Essential Functions Statement(s)</p> <p>Property Management:</p> <ul> <li>Manage day-to-day operations of company-owned and leased properties, ensuring compliance with lease agreements and company policies. </li><li>Oversee maintenance, repairs, and renovations, coordinating with vendors, contractors, and internal teams. </li><li>Conduct regular property inspections to ensure safety, cleanliness, and compliance with local regulations. </li><li>Manage relationships with third-party tenants, addressing concerns, collection rent, and ensuring lease compliance. </li></ul> <p>Lease Management:</p> <ul> <li>Monitor and manage lease agreements for all company-owned and leased properties, including renewals, terminations, and rent adjustments. </li><li>Assist in lese negotiations and renewals, ensuring favorable terms for the company. </li><li>Maintain accurate records of lease agreements, amendments, and correspondence. </li></ul> <p>Financial Management:</p> <ul> <li>Prepare and manage the property management budget, including forecasting, expense tracking, and variance analysis. </li><li>Ensure timely rent collections, processing of invoices, and payments related to the property management. </li><li>Provide regular financial reports to the AVP of Corporate Real Estate, highlighting key metrics and performance indicators. </li></ul> <p>Tenant Relations:</p> <ul> <li>Serve as the primary point of contact for third-party tenants in company-owned properties. </li><li>Address tenant inquiries, complaints, and service requests promptly and professionally. </li><li>Coordinate tenants move-ins and move-outs, ensuring a smooth transition and minimal disruption to operations. </li></ul> <p>Regulatory Compliance:</p> <ul> <li>Work with Arcare compliance team to ensure all properties comply with local, state, and federal regulations, including health, safety, and environmental standards. </li><li>Manage documentation related to property management, including insurance certificates, permits, and inspections reports. </li></ul> <p>Strategic Planning:</p> <ul> <li>Collaborate with AVP corporate Real Estate to develop long-term strategies for property management and portfolio optimization. </li><li>Identify opportunities for cost savings, revenue generation and operational improvements across the property portfolio. </li><li>Stay informed about industry trends, market conditions, and best practices in property management. </li></ul> <p>New Facilities:</p> <ul> <li>Quarterback and coordinate new clinic openings for Arcare.
