<p>Job Description Summary</p> <p>The Facilities Building Manager is primarily responsible for oversight of personnel and processes of the Facility or Facilities they are assigned and the performance of routine and non-routine maintenance functions.</p> <p>Entity</p> <p>Medical University Hospital Authority (MUHA)</p> <p>Worker Type</p> <p>Employee</p> <p>Worker Sub-Type</p> <p>Regular</p> <p>Cost Center</p> <p>CC000640 CHS - Building Operations - Ashley River Tower (ART)</p> <p>Pay Rate Type</p> <p>Salary</p> <p>Pay Grade</p> <p>Health-30</p> <p>Scheduled Weekly Hours</p> <p>40</p> <p>Work Shift</p> <p>Job Description</p> <p>The Facilities Building Manager is primarily responsible for oversight of personnel and processes of the Facility or Facilities they are assigned and the performance of routine and non-routine maintenance functions.</p> <p>This includes, but is not limited to, day-to-day repairs of lighting, plumbing, wall, floor and ceiling services, building system infrastructure such as electrical, mechanical, medical systems and fire and life safety systems.</p> <p>The building manager must ensure a safe and functional environment for patients, staff, clinicians, and health care</p> <p>professionals. Although the Facilities Building Manager may not have all direct support staff needed to perform</p> <p>some of these functions, they are responsible for contracting and coordinating services from outside vendors or other MUHA or MUSC entities to accomplish required tasks. The Facilities Building</p> <p>Manager will also participate in construction and remodeling projects by assisting with coordination activities and ensuring the construction</p> <p>team(s) abide by and protects building systems and property, including ICRA and fire/life safety compliance.</p> <p>This position will be responsible for maintaining compliance with regulatory entities on issues within their job.</p> <p>Additional Job Description</p> <p>.</p> <p>A bachelor's degree in engineering, architecture or engineering technology is preferred with four years of related facilities management work experience; two of which must have been in a supervisory healthcare environment; or two-year technical degree with five years' experience in a healthcare environment including at</p> <p>least three years in a supervisory healthcare environment, or high school diploma or equivalent (GED) with eight years' experience in a healthcare environment, with at least five years' experience leading a success team</p> <p>of direct reports. The selected candidate must have a CHFM certification, or the ability to obtain a CHFM certification within 18 months of being hired and must be proficient with industry standard infection prevention</p> <p>means and methods in a healthcare environment. Proficiency in basic computer navigation, Microsoft Outlook, Word, Excel and PowerPoint required. Strong written and oral communication is essential. Health care building</p> <p>construction and code related experience required including, but not limited to, Centers for Medicare & Medicaid Services, Joint Commission, SC Department of Public Health, NFPA, and ASHRAE. Registration as a professional</p> <p>engineer or architect a plus. Code certifications and/or Healthcare related certifications is also desired. A strong technical background and basic understanding of all facilities maintenance related items is required. Candidate</p> <p>will be considered as Essential Personnel in a Disaster Situation.</p> <p>Job Responsibility:</p> <p>Develop, implement, administer, and modify comprehensive programs</p> <p>to maintain facilities and equipment through effective utilization of</p> <p>personnel and materials. Provide leadership to manage and direct</p> <p>repair, preventive maintenance, energy management, and construction</p> <p>related operations. - 20%</p> <p>Job Responsibility:</p> <p>Assumes managerial responsibility to plan and implement applicable</p> <p>departmental policies and guidelines. All policies to be continually</p> <p>monitored to ensure fiscal and managerial accountability. Tracks and</p> <p>enforces completion of all required safety training. - 5%</p> <p>Job Responsibility:</p> <p>Manages employee's tasks and performance directly and through a</p> <p>supervisor. Utilizes the CMMS to track work orders and PMs and</p> <p>ensures timely competition of assigned tasks. Establishes performance</p> <p>goals, allocates resources and determines effectiveness of policies for</p> <p>all employees within the department. Accountable for all regulatory and</p> <p>necessary training programs and documentation for departmental</p> <p>personnel. Ensures facilities comply with necessary regulations and</p> <p>code requirements. Monitors productivity of maintenance team and</p> <p>ensure alignment with published department expectations. - 15%</p> <p>Job Responsibility:</p> <p>Assist in the preparation of a fiscally accountable budget. Monitors and</p> <p>makes decisions to correct variances against budget on an on-going</p> <p>basis. Ensures procurement policies are followed for required goods</p> <p>and services. Responsible for maintaining building operations while</p> <p>managing annual financial expenditure. Assists and forecasts</p> <p>necessary capital projects based on facility needs and risk</p> <p>assessments. - 10%</p> <p>Job Responsibility:</p> <p>Provides leadership and oversight of the Zone Maintenance Care</p> <p>Team Members and contracted vendors for the Hospitals and buildings</p> <p>assigned in the Charleston area. Maintains and enforces embedded</p> <p>workplace safety, including infection prevention and life/safety</p> <p>adherence, as part of daily operations. - 10%</p> <p>Job Responsibility:</p> <p>Enters and reviews utility outages requests, notifies impacted</p> <p>customers, and coordinates support with outage requester. Monitors</p> <p>daily routine operations, makes emergency decisions using</p> <p>independent judgment, which have a direct effect on hospital patient</p> <p>life support and major laboratory areas. Enters all necessary permits,</p> <p>including ICRA documentation, for maintenance work within the</p> <p>assigned buildings. - 5%</p> <p>Job Responsibility:</p> <p>Maintains professional growth and attends development seminars,</p> <p>workshops, and professional affiliation events to keep abreast of the</p> <p>latest trends in field of expertise. The Facilities Building Manager will</p> <p>serve on institutional committees and task forces as required or</p> <p>appointed. Represent the Medical Center as appropriate, with State</p> <p>committees, boards, and groups. Maintains active CHFM status for</p> <p>duration of employment in the role. - 5%</p> <p>Job Responsibility:</p> <p>Provides information necessary for the development of response plans</p> <p>for Agencies Having Jurisdiction. Provide support to resolve all</p> <p>identified deficiencies within the prescribed time limit. - 10%</p> <p>Job Responsibility:</p> <p>Monitors all required compliance activities and maintains reporting</p> <p>standards.
