<p>Position Title Director/Facilities Operations and Construction Division Facilities Management & Construction(DIV) Department Facilities & Grounds Job Description</p> <p>This position is responsible for providing leadership, management expertise and a high level of customer service in the areas of building systems and infrastructure, maintenance, grounds and custodial. This position will also serve as the lead for capital projects, renovations and deferred maintenance; and has the responsibility for overseeing all outside vendors hired by the College to perform any functions that include construction, renovation, maintenance, grounds or custodial support work.</p> <p>ESSENTIAL FUNCTIONS</p> <ul> <li>Lead the Facilities department in the support, safety and upkeep of the College and Centers. </li><li>Lead, schedule and plan the areas of custodial, maintenance, grounds and set-ups for the campus. Work to ensure staff coverage to maintain the campus and centers at a high level. </li><li>Engage and direct vendors for any areas of campus, facilities and grounds that require expertise and resources beyond the College capacity. </li><li>Drive customer service to all levels of the Facilities organization with a student-focused approach. </li><li>Drive the use of the CMMS (computerized maintenance management system) to support data driven decision making. </li><li>Update, maintain and manage the deferred maintenance listing of projects for the College. </li><li>Review plan specifications for new construction and renovation projects for compliance with College needs and objectives. </li><li>Responsible for contract administration on major capital projects. Negotiate service level agreements with College vendors and service providers. </li><li>Inspect buildings and grounds on a routine basis; determine appropriate action and assign staff to perform preventative maintenance. </li><li>Advise the President and Vice President/Administrative Services of the College of inclement weather and/or other emergency situations on a timely basis. </li><li>Maintain appropriate records, including managing work orders, work schedules, reviewing drawings, specifications, hours worked, and supplies. </li><li>Manage the fleet of College vehicles; responsible for scheduling, maintenance and inspections. </li><li>Keeps abreast of all applicable safety regulations and building codes. </li></ul> <p>Required Qualifications</p> <p>EDUCATION/EXPERIENCE</p> <ul> <li>Associate's degree in related field required </li><li>Five to seven years of related experience in facilities management and/or design and construction required. </li><li>Prior supervisory and management experience required. </li><li>Prior work performance must have met or exceeded appropriate work standards in current and prior positions. </li></ul> <p>WORK-RELATED KNOWLEDGE</p> <ul> <li>Demonstrated knowledge and experience with construction trades, writing scopes of work and negotiating service agreements. Effective working knowledge of contract language. </li><li>Demonstrated knowledge with cost-benefit analysis; knowledgeable with payback period calculations, return on investment, and net present value of assets. </li><li>Demonstrated knowledge of environmental control systems and alarm systems. </li><li>Demonstrated knowledge of advanced principles, theories and concepts used to develop advanced ideas, determine objectives, and implement into final actions. </li><li>Demonstrated knowledge of computers and skilled in the use of technology to enhance delivery of work products. </li><li>Ability to handle sensitive and complex student and/or employee issues consistently, confidentially and professionally. </li><li>Demonstrated knowledge of management processes to effectively plan, organize, implement, direct, motivate, control and evaluate division programs and personnel. </li><li>Demonstrated knowledge of principles and processes for providing excellent customer service.
