<p>Otterbein University is in search of a Maintenance Technician to perform skilled work in first response and emergency maintenance to the University's mechanical, plumbing, electrical, telephone, and carpentry systems. Applicant must be familiar with general electrical, plumbing, carpentry, and HVAC repairs and maintenance. This is a full time, 40 hours a week, 12 months a year, 2nd shift position. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.</p> <ul> <li>Perform repairs (both normal and emergency) to heating equipment, electrical devices and lighting, locks, doors, windows, and performs emergency elevator extractions. </li><li>Perform routine preventative maintenance on building systems such as air handlers, heat exchangers, controls, domestic water supplies, kitchen equipment, electric supplies and distribution. </li><li>Checks condition of equipment serviced and reports need for repairs or replacement to immediate supervisor. </li><li>Keeps and maintains preventative maintenance records on items such as lubrication schedules and filter changes. </li><li>Monitors supplies and ensures proper stock levels of essential materials maintained. </li><li>Quickly evaluates assigned or dispatched work and takes appropriate action to remedy situation. Completes repairs and puts equipment back into service. Informs supervision of status updates. </li><li>Completes assigned work orders and reports status to his/her supervisor. </li><li>May serve as a designated emergency employee for snow removal and other emergency situations. </li><li>Assist other University employees in the performance of their duties as required to meet University priorities, or as directed. </li><li>Responds to emergency maintenance calls. </li><li>Other duties as assigned. </li></ul> <p>SUPERVISORY RESPONSIBILITIES: Provide limited supervision over unskilled labor and student workers.To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Bachelor's degree preferred. Minimum five (5) years of experience related to the above described duties or an equivalent combination of education and experience. Two (2) years of related experience if applicant has a college degree. Applicant must: </p> <ol> <li> <p>Possess basic knowledge of code requirements pertaining to building maintenance. </p> </li><li> <p>Have basic computer skills. </p> </li><li> <p>Demonstrate and possess great interpersonal communication and customer service skills. </p> </li><li> <p>Be self-directing, have ability to supervise and direct others, ability to work unsupervised. </p> </li><li> <p>Be able and willing to respond to emergency call-ins. </p> </li><li> <p>Have a working knowledge of safety practices, precautions, and occupational hazards. </p> </li><li> <p>Have experience installing wood and metal studs, drywall, door frames, windows, cement forms, block laying and cement finishing, and laying hard surface flooring. </p> </li><li> <p>Possess ability to identify potential electrical hazards, take corrective action, and inform supervisors. </p> </li><li> <p>Be able to troubleshoot fire alarm systems and correct discovered issues.</p> </li></ol> <p>CERTIFICATES, LICENSES, REGISTRATIONS: Must possess a valid driver's license and maintain Otterbein University's Certified Driver status. </p> <p>LANGUAGE SKILLS: Must demonstrate professional level oral and written communications skills including grammar.</p> <p>PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Good physical health and strength to be able to handle work and weights commonly associated with this trade; able to lift up to 100lbs. 2. Ability to work from ladders and scaffolds and in underground tunnels. 3. Skill with hand and power tools common to the trade, including electrical testing equipment.
