<p>Commercial Assistant Property Manager</p> <p>Direct Hire; $80K base salary + bonus</p> <p>Upland, CA 91786</p> <p>About us</p> <p>Our client is a full service real estate investment and management company focused on the acquisition, development and repositioning of industrial parks.</p> <p>Qualifications</p> <ul> <li>Proven track record of success as an experienced assistant property manager. </li><li>Bachelor's degree. </li><li>Minimum of two years of experience managing commercial real estate properties. </li><li>Outgoing, confident, and personable, with the ability to effectively communicate and collaborate with staff, clients, vendors, and internal/external partners. </li><li>Strong proficiency in Yardi property management software. </li><li>Exceptional verbal and written communication skills. </li><li>Active California DRE Broker or Salesperson license. </li><li>5 years' experience in commercial real estate is required. </li></ul> <p>Responsibilities</p> <p>The Assistant Property Manager will oversee the day-to-day operations of a portfolio of commercial properties, ensuring high standards of quality, client satisfaction, and financial performance.</p> <p>Client Relations:</p> <ul> <li>Build and maintain positive relationships with clients. </li><li>Address and resolve client concerns, collaborating with the Executive Team on complex issues. </li></ul> <p>Property Operations:</p> <ul> <li>Conduct regular property inspections to identify maintenance needs and manage repair processes from bidding through project completion. </li><li>Ensure compliance with lease agreements and maintain up-to-date property management documents, including certificates of insurance and vendor contracts. </li></ul> <p>Financial Management:</p> <ul> <li>Prepare and manage property budgets, control expenses, and review variance reports. </li><li>Oversee CAM (Common Area Maintenance) billing and reconciliation. </li><li>Review delinquent receivables and direct collection procedures. </li></ul> <p>Tenant Coordination:</p> <ul> <li>Manage tenant move-ins and move-outs, ensuring adherence to lease agreements. </li><li>Coordinate tenant improvement and building/property improvement projects. </li></ul> <p>Team Leadership:</p> <ul> <li>Supervise and direct administrative and maintenance support staff. </li></ul> <p>Leasing Activities:</p> <ul> <li>Support leasing efforts, either in-house or in collaboration with third-party brokerage teams. </li></ul> <p>Benefits:</p> <ul> <li>401(k) </li><li>Dental insurance </li><li>Health insurance </li><li>Paid time off </li><li>Vision insurance </li></ul> <p>Schedule:</p> <ul> <li>Monday to Friday </li></ul> <p>Work Location: In person</p> <p>May be eligible for paid sick leave and/or paid time off in accordance with applicable state and/or local law.</p> <p>#ZIPTA</p> <p>#BGTA</p>
