With a legacy of excellence and a strong presence in vibrant communities, we're proud to deliver high-quality living experiences and that starts with an exceptional team.</p> <p>We're currently seeking a Property Manager Nonexempt for one of our premier communities.</p> <p>Job Overview:</p> <p>The Property Manager is responsible for all operations of the apartment community, managing to company objectives and operating budget, with the primary objectives of increasing the net operating income of the property, maintaining the physical asset and providing a quality living environment for residents and establishing a positive, productive working relationship with the property team members. When you join us, you'll enjoy:</p> <ul> <li>A dynamic role where you'll showcase your Property Management skills while contributing to process improvements. </li><li>A collaborative, upbeat work environment that values positivity, professionalism, and team spirit. </li><li>A comprehensive benefits package, including: </li><li></li><li>Medical, Dental, Vision, and Life Insurance </li><li>401(k) with Company Match </li><li>Flexible Spending Accounts </li><li>Paid Vacation, Sick Leave, Personal Days & Holidays </li><li>Tuition Reimbursement </li><li>Wellness Reimbursement </li></ul> <p>What You'll Bring</p> <p>Minimum Experience/Training/Education:</p> <ul> <li>Associate degree or 3+ years of property management experience. </li><li>Understanding of budgets, financial statements, and budget adherence. </li><li>Familiarity with eviction laws, Fair Housing mandates, and related legal aspects. </li><li>Proficiency in computerized accounting, word processing (typing at 40 WPM), and equipment usage. </li><li>Proven experience supervising two or more staff members. </li></ul> <p>Additional Desired Qualifications:</p> <ul> <li>Associate or bachelor's degree. </li><li>ARM, CCRM, or CAM designation. </li><li>Yardi proficiency. </li></ul> <p>Equipment and Tools Used:</p> <ul> <li>Computers, computer printers, telephones, fax machine, photocopier, pager. </li></ul> <p>Physical Requirements</p> <ul> <li>Performs sedentary work. </li><li>Requires use of telephones and computers. </li><li>Must be able to climb stairs when entering Resident Services Offices. </li><li>Occasionally requires lifting 20 pounds or less. </li><li>Must be able to walk apartments, grounds, and docks (where applicable), including steps and steep gangways. </li><li>Must be able to drive to various property locations as needed. </li></ul> <p>Your Responsibilities</p> <ul> <li>Team Leadership: Recruit, train, motivate, and provide performance feedback for team members, including written evaluations and recommendations for promotions or compensation adjustments. </li><li>Revenue Management: Drive revenue growth, manage rent collections, control delinquencies, and monitor financial performance compared to the annual budget. </li><li>Financial and Administrative Oversight: Process payables, verify revenue transactions, and ensure timely and accurate Yardi reporting, traffic tracking, and leasing documentation. </li><li>Legal Compliance: Oversee property compliance with Fair Housing regulations, manage eviction processes, and act as a representative in court proceedings. </li><li>Market and Leasing Management: Monitor leasing activities, direct on-site marketing, and maintain competitive knowledge of the local market. </li><li>Service and Maintenance Standards: Ensure vacant apartments meet market-ready conditions, service requests are completed timely, and adherence to standards for apartment turnover. </li><li>Daily Property Inspections: Conduct daily property walks to ensure all exterior areas and common spaces meet cleanliness and presentation standards. </li><li>Safety and Risk Management: Conduct monthly safety meetings and nighttime lighting audits to minimize work-related injuries and maintain resident and property safety. </li><li>Resident Relations: Address resident complaints within company guidelines and implement retention programs to reduce turnover. </li><li>Emergency and On-Call Availability: Be available for emergencies, on-call duties, and weekends. </li><li>Perform other duties as required. </li></ul> <p>Ready to Take the Next Step?</p> <p>If you're ready to bring your Property Management expertise to a company that values both performance and personality, we'd love to hear from you.</p> <p>Employment offer is contingent upon satisfactory background, drug screening, reference and if applicable physical exam.</p>
