<p>What's Your Purpose?</p> <p>Lead | Enhance | Resolve</p> <p>What You Will Do</p> <p>As a Maintenance Director, you will effectively lead a maintenance team and actively participate in the maintenance of the physical condition of the entire community while promoting resident satisfaction. The ideal candidate should possess the following:</p> <ul> <li>Leadership: You will facilitate a high performing team through frequent communication and coaching of diverse skillsets to ensure property success. </li><li>Quality Control: You will provide feedback to the team on their work, and aren't afraid to roll up your sleeves to help with work orders and projects. </li><li>Expense Management: You will review and analyze the property budget to ensure expenses are maintained within guidelines. </li><li>CWS Values: You will embrace our core values and set an example to the team by demonstrating these values on a daily basis. </li></ul> <p>What Your Day Consists Of</p> <ul> <li>Lead maintenance team members </li><li>Embrace, engage, motivate and train team members </li><li>Prepare make-ready apartments </li><li>Complete service requests </li><li>Maintain inventory and shop organization </li><li>Perform common area maintenance </li><li>Lead preventative maintenance program </li><li>Participate in resident satisfaction programs </li><li>Communicate with customers, residents, investors, vendors, leadership, and CWS team members </li><li>Lead and participate in the CWS Risk Management and Safety Programs </li></ul> <p>What You Bring To Us</p> <ul> <li>High school diploma or GED (required) </li><li>Yardi software experience (preferred) </li><li>Microsoft Office and Outlook software experience (required) </li><li>EPA, HVAC I & II, CPO and local certifications (required) </li><li>Minimum 2- 4 years previous full-time work experience in apartment maintenance, or a trade that requires extensive knowledge of electricity, plumbing, carpentry, painting, and HVAC (required) </li><li>Possess a valid driver's license and current automobile insurance (required) </li><li>Own a basic set of hand tools (required) </li><li>Able to read service requests, schedules, and regularly converse with team members, residents, and vendors in English </li><li>Basic computer skills </li><li>Able to adhere to company policies, procedures, and practices </li><li>Able to establish and maintain effective working relationships </li><li>Able to maintain a professional and ethical atmosphere </li><li>Possess supervisory/managerial skills </li><li>Able to perform work responsibilities at locations other than "home" property </li><li>Able to travel within major metropolitan areas and may be required to attend company functions in other cities </li><li>Able to respond to emergency calls outside of normal business hours </li></ul>
