<p>Performs routine and extensive preventative and reactive maintenance and repair procedures on building, mechanical equipment and utility systems.</p> <p>FUNCTIONS OF THE POSITION</p> <p>General</p> <ul> <li>Performs minor and major repair of both Illinois and Missouri facilities and equipment. </li><li>Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures. </li><li>Maintains records of scheduled maintenance procedures. </li><li>Keeps maintenance room, machines and tools clean, neat and orderly. </li><li>May obtain estimates for supplies, repair parts; orders parts as needed. </li><li>Maintains tools and machinery in good conditions and uses all tools carefully and as instructed. </li><li>General knowledge of various types of equipment used in the building trades. </li></ul> <p>Mechanical</p> <ul> <li>Performs preventive maintenance procedures on mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts. </li><li>Analyzes mechanical and operational problems on assigned equipment and plans for and takes corrective action. Makes necessary corrections and running adjustments to maintain maximum production and quality. </li><li>Makes preventive maintenance check and inspection of assigned equipment, reports findings to supervisor and takes appropriate action. </li></ul> <p>Plumbing</p> <ul> <li>May work as a plumber in assembling, installing, and repairing pipes, fittings, and fixtures of heating, water, and sewer systems. </li></ul> <p>Carpentry</p> <ul> <li>Act as a carpenter in the alteration, repair, and maintenance of buildings, floors, roofs, stairways, doors and windows. </li></ul> <p>Electrical</p> <ul> <li>Serves as electrician in repairing minor electrical malfunctions and installing new equipment. </li><li>Installs electrical wiring and equipment; new electrical services, wiring during remodeling projects; replaces and repairs wiring as needed. </li><li>Repairs electrical equipment and control circuits; replaces faulty electrical switches; repairs refrigeration equipment. </li><li>Responds to emergency maintenance requests as required. </li><li>Maintains records of scheduled maintenance procedures. </li><li>Keeps maintenance room, machines and tools clean, neat and orderly. </li><li>May obtain estimates for supplies, repair parts; orders parts as needed </li></ul> <p>Site</p> <ul> <li>Maintain the grounds in accordance with relevant regulations and agency standards. </li><li>Develop, implement and review regularly site-specific maintenance logs. </li><li>Evaluate long-term needs in relation to major projects and property improvements. </li><li>Complete corrective and preventative maintenance in accordance with company operating procedures and practices. </li></ul> <p>Equipment</p> <ul> <li>Ensures that major equipment and furnishings are maintained and in safe, operable condition and/or arrange for replacement or repair. </li><li>Attends and participates in training opportunities, workshops and seminars relevant to this position. </li></ul> <p>EDUCATION:</p> <ul> <li>Electrical and/or Maintenance, Technical School degree or certificate </li></ul> <p>EXPERIENCE:</p> <p>A minimum of 5 years of experience.</p> <p>SKILLS & ABILITIES:</p> <p>Prefer troubleshooting skills in the following areas:</p> <ul> <li>Hydraulic and electrical: press brake, shear, iron worker, overhead cranes, compressors, forklifts, motors & controls and welding machines. </li><li>Hand Tool: Grinders, Drills, Air Tools. </li><li>General building maintenance: Plumbing Carpentry, Drywall, Painting. </li><li>Safety Inspections: Cranes, Forklifts, scissor lift, ladders, fall prevention and rigging & lifting hardware. </li></ul>
