The property has been a cherished destination for generations and has recently undergone a number of renovations and enhancements that are helping elevate the brand and overall experience. The Tides features 70 luxurious accommodations, tennis and pickleball courts, wellness treatments, a working farm, Markers Space (for artistic activities), its own marina and two distinct restaurants, Salt & Meadow Restaurant and Fish Hawk Oyster Bar. As it has evolved, the Tides Inn is becoming more widely recognized for its elite programming, culinary experiences, commitment to environmental stewardship, and world-class hospitality.</p> <p>JOB SUMMARY</p> <p>The Maintenance Technician is responsible for performing a wide range of maintenance, repair, and preventive maintenance tasks to ensure the safe, efficient, and well-maintained operation of the resort property. This role supports all areas of the resort including guest rooms, public spaces, mechanical rooms, pools, grounds, and back-of-house facilities. The Maintenance Technician ensures a high standard of guest satisfaction by responding promptly to service requests, maintaining building systems, and supporting preventive maintenance programs in compliance with hospitality standards and local regulations.</p> <p>ESSENTIAL FUNCTIONS AND RESPONSIBILITIES</p> <ul> <li>Regular and Reliable Attendance is an essential function of this role </li><li>Exemplifies the Tides Inn Mission and Values </li><li>Perform routine preventive maintenance on HVAC, plumbing, electrical, mechanical, and structural systems </li><li>Respond promptly to guest maintenance requests and service calls </li><li>Troubleshoot and repair equipment including HVAC units, water heaters, kitchen equipment, lighting systems, and appliances </li><li>Maintain pools, spas, and water features (if applicable and certified) </li><li>Perform carpentry, painting, drywall repair, flooring repair, and minor construction tasks </li><li>Inspect property regularly to identify safety hazards and maintenance needs </li><li>Assist with fire/life safety system checks and emergency procedures </li><li>Maintain work orders through the property management or maintenance tracking system </li><li>Ensure compliance with OSHA and local building codes </li><li>Maintain tools and equipment in safe working conditions </li><li>Support special projects, renovations, and seasonal property needs </li><li>Assist with grounds maintenance including exterior lighting, irrigation systems, and outdoor structures </li><li>Participate in on-call rotation as needed or required </li></ul> <p>KNOWLEDGE, SKILLS, ABILITIES, and CORE COMPETENCIES</p> <p>Individual Contributor Role: Customer Focus, Dealing with Ambiguity, Functional & Technical Skills, Action Oriented, Self Development.</p> <p>Knowledge, Skills & Abilities</p> <ul> <li>Working knowledge of HVAC, electrical, plumbing, mechanical systems, and general building repair </li><li>Strong troubleshooting and diagnostic skills </li><li>Ability to read and interpret blueprints and technical manuals </li><li>Basic computer skills for work order management </li><li>Strong customer service skills and professional communication </li><li>Ability to prioritize tasks in a fast-paced hospitality environment </li><li>Ability to work independently with minimal supervision </li><li>Understanding safety standards and OSHA compliance </li></ul> <p>Core Competencies</p> <ul> <li>Technical Proficiency </li><li>Problem Solving & Troubleshooting </li><li>Customer Service Orientation </li><li>Time Management & Organization </li><li>Teamwork & Collaboration </li><li>Safety Awareness </li><li>Attention to Detail </li><li>Dependability & Accountability </li></ul> <p>QUALIFICATIONS</p> <p>Education</p> <ul> <li>High School Diploma or GED required </li><li>Trade school certification, technical college certificate, or equivalent vocational training in HVAC, electrical, plumbing, or building maintenance required (preferred) </li></ul> <p>Experience</p> <ul> <li>Minimum 2-3 years of maintenance experience in hospitality, resort, hotel, or commercial property environment preferred </li><li>Experience with preventive maintenance programs required </li><li>Experience with CMMS or work order systems preferred </li></ul> <p>Licenses & Certifications</p> <ul> <li>Valid Driver's License required </li><li>HVAC Certification (EPA 608) preferred or required depending on property needs </li><li>Pool Operator Certification (CPO) preferred </li><li>Any applicable state or local trade licensing preferred </li></ul> <p>WORK ENVIRONMENT</p> <ul> <li>Indoor and outdoor resort environment </li><li>Exposure to varying weather conditions </li><li>Mechanical rooms with heat, noise, and confined spaces </li><li>Interaction with guests in public areas </li><li>Occasional exposure to chemicals (cleaning agents, pool chemicals, paints) </li></ul> <p>EQUIPMENT USED</p> <ul> <li>Hand tools and power tools </li><li>HVAC diagnostic tools </li><li>Electrical testing equipment (multimeter, voltage testers) </li><li>Plumbing tools </li><li>Ladders and lifts </li><li>Golf cart or property vehicle </li><li>Computer/tablet for work order management </li><li>And other maintenance tools as needed </li></ul> <p>PHYSICAL REQUIREMENTS</p> <ul> <li>Sitting: 10-15% </li><li>Standing: 40-50% </li><li>Walking/Bending/Climbing: 30-40% </li><li>Lifting: Up to 50 pounds regularly;
