<p>Construction Project Manager</p> <p>Job Description</p> <p>As a Construction Project Manager, you will enhance the effectiveness of our project management team and field staff. You will lead in creating a positive environment that supports continuous improvement, ensuring work is completed safely and productively. You will mentor, teach, train, and coach the superintendent and project team, assisting in their professional development through periodic performance reviews. You will also develop strategies to win project bids, prepare bid documents, negotiate and award subcontracts, and deliver formal sales presentations. Building and maintaining relationships with A/E firms, owners, subcontractors, and suppliers while generating potential project leads through proactive networking will also be a part of your role.</p> <p>Responsibilities</p> <ul> <li>Provide proactive input during the design phase to achieve cost management and evaluate constructability. </li><li>Lead and manage preparation of conceptual cost estimates, including program cost analysis, schematic design, design development, construction documents, and building system cost analysis. </li><li>Conduct value engineering and/or cost reduction studies. </li><li>Develop bid package indexes and assign scope-of-work responsibility. </li><li>Prepare the preliminary project schedule for inclusion in specifications. </li><li>Review and edit general conditions specifications. </li><li>Solicit construction industry interest in the project. </li><li>Provide leadership and supervision for project administration duties. </li><li>Facilitate monthly progress meetings with the owner, designer, and contractors. </li><li>Supervise and/or perform project engineering duties such as payment applications, submittals, RFIs, and change orders. </li><li>Lead the development and preparation of the construction schedule. </li><li>Facilitate resolution of construction issues in a positive, proactive manner. </li><li>Manage the budget and financial reporting, interpreting and analyzing reports to ensure adherence to the budget. </li></ul> <p>Essential Skills</p> <ul> <li>Project management, management, project coordination. </li><li>Manage projects from start to end. </li><li>7+ years of experience. </li><li>General contracting experience. </li><li>6+ years of experience managing commercial general contracting and/or construction management projects. </li></ul> <p>Additional Skills & Qualifications</p> <ul> <li>Commercial or multifamily experience is preferred. </li><li>Experience with software such as Microsoft 365, Procore, Bluebeam. </li><li>Experience supervising and mentoring others. </li></ul> <p>Work Environment</p> <p>Our Sioux City office hosts 35 employees and operates in a business casual dress code. Project Managers have the flexibility to choose how often they visit job sites. We are open to paying relocation for candidates who have some kind of tie to Sioux City.
