<p>JOB DESCRIPTION</p> <p>PART I: SUMMARY OF POSITION</p> <p>This assignment performs the full range of basic tasks in the cleaning and maintenance of District buildings. Substitute custodians will be placed on an on-call list. When substitute custodians are called, they will be told which building to report to, who to report to, and what time to report.</p> <p>PART II: MINIMUM KNOWLEDGE, SKILLS AND ABILITIES</p> <p>A. EDUCATION AND EXPERIENCE:</p> <ul> <li>High School Diploma or Equivalent </li><li>Three (3) years of skilled mechanical and facilities maintenance experience that includes heating, ventilation, air conditioning, electrical, mechanical and boiler, operation, maintenance and repair work. </li></ul> <p>B. CREDENTIALS:</p> <ul> <li>Completion of a two (2) year post high school, vocational-technical program with coursework in air conditioning/refrigeration/heating, electrical maintenance and boiler control. Operation and maintenance may be substituted for two (2) years of experience or equivalent combination of training and experience. </li><li>Type II and Type III Refrigerant Technician Certification </li><li>Possess a current Illinois Motor Vehicle Class D Operator license </li><li>Physically able to lift a minimum of 50 pounds </li><li>Certificate of good health by a licensed physician </li><li>Current in all aspects of HVAC/R operations, maintenance and repair </li></ul> <p>C. KNOWLEDGE, SKILLS AND ABILITIES:</p> <ul> <li>Able to access all areas of District facilities, including operations, utility, and maintenance, appropriate classroom, lunchroom/cafeteria, library/media, performance, gymnasium, and office areas. </li><li>Able to follow safety rules and regulations. </li><li>Able to routinely lift and move heavy objects weighing at least 50 pounds and occasionally lift/carry equipment and supplies weighing up to 75 pounds. </li><li>Able to climb ladders and scaffolds to perform work tasks. </li><li>Effective communication and interpersonal skills. </li><li>Able to present information to individuals and small groups in a clear and understandable manner. </li><li>Able to work cooperatively with students, parents, teachers, school staff, administrators, and the general public. </li><li>Suited for situations that require the ability to plan yet remain flexible enough to adapt to new situations or react to emergencies. </li><li>Suited for situations that require the ability to interact well with other people, but also the ability to work independently. </li></ul> <p>PART III: ESSENTIAL FUNCTIONS</p> <p>The following identifies the primary and essential functions of the position and is not intended to be an exhaustive listing of all duties. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.</p> <ul> <li>Operates and maintains heating, ventilation, air conditioning/refrigeration (HVAC/R) systems and their apparatus in order to maintain comfort of occupants and promote efficient energy use (e.g. boilers, pressure-reducing stations, water heaters, building automation system (BAS) and variable air volume (VAV) systems chillers, air conditioning (A/C) and refrigeration units, cooling towers, compressors, pneumatic/direct digital controls (DDC), emergency generators, circulating pumps, fan units, and electrical systems); </li><li> <ol start="2"> <li>Assists in and/or troubleshoots the building automation system and makes recommendations for maintenance of building control systems; </li></ol> </li><li> <ol start="3"> <li>Operates computerized maintenance management software systems; performs and/or instructs maintenance staff on preventative maintenance work orders; </li></ol> </li><li> <ol start="4"> <li>Performs a variety of facilities system maintenance functions (e.g. electrical, plumbing, mechanical, routine structural, welding, fabrication, and maintenance of related equipment); </li></ol> </li><li> <ol start="5"> <li>Ensures the proficient performance of BAS system and makes modifications to its operational parameters as appropriate; </li></ol> </li><li> <ol start="6"> <li>Trains staff on technical manuals, specifications, reports, pneumatic and electrical schematics, and building blueprints; and reviews DDC systems/controls/alarms to determine proper operation; </li></ol> </li><li> <ol start="7"> <li>Responds to maintenance requests, emergency calls for repair, security hardware problems and utility requests; </li></ol> </li><li> <ol start="8"> <li>Maintains and prepares reports and logs (e.g. preventative maintenance reports, work order reports, boiler operations logs, and fuel usage logs. </li></ol> </li></ul> <p>PART IV: SUPERVISION</p> <p>Supervises the work of staff and contractors involved with HVAC/R operations.</p> <p>THE ABOVE STATEMENTS ARE INTENDED TO DESCRIBE THE GENERAL NATURE AND LEVEL OF WORK BEING PERFORMED BY THE EMPLOYEE ASSIGNED TO THIS POSITION.
