<p>Job Description</p> <p>The Construction Project Manager II (CPM 2) leads facility construction projects through their full lifecycle, from programming and design to construction and closeout. This role manages architects, engineers, consultants, contractors, and internal stakeholders across FMOLHS facilities to deliver projects that meet scope, schedule, budget, ICCRA/PCRA, and system standards. The CPM 2 leverages strong commercial construction expertise-both new and renovation-to coordinate drawings, resolve field conflicts, and drive execution in active, occupied healthcare environments. The CPM 2 independently manages construction projects and workstreams across the full project lifecycle and demonstrates consistent forward progress with limited oversight; they own routine project decisions.</p> <p>Responsibilities</p> <p>30% - Full Lifecycle Project Management</p> <ul> <li>Lead projects from programming ? design ? construction ? closeout. Lead multi-phase programs ($>25M) </li><li>Manage SD ? DD ? CD development and resolve design conflicts in alignment with market needs. </li></ul> <p>25% - Stakeholder & Team Management</p> <ul> <li>Run O/A/C meetings and maintain weekly project summaries. </li><li>Direct the work of A/E teams, general contractors, and specialty consultants. </li></ul> <p>20% - Budget & Cost Control</p> <ul> <li>Manage owner budgets including IS, Biomed, Security, and FF&E allocations. </li><li>Develop medical equipment scopes and budgets with internal stakeholders and external consultants where needed. </li><li>Review payment applications, POs, and invoices; verify construction progress vs. percent billed. </li><li>Complete monthly budget reconciliations and project cash-flow analyses. </li></ul> <p>15% - Regulatory, ICCRA/PCRA, Life Safety</p> <ul> <li>Ensure compliance with healthcare regulatory requirements. </li><li>Maintain ICCRA/PCRA documentation and support life-safety coordination. </li></ul> <p>10% - Reporting & Logistics</p> <ul> <li>Maintain stakeholder reports, dashboards, and project goal matrices. </li></ul> <p>Promotion Philosophy</p> <p>Promotion is not automatic and is not tenure-based. History of Project Management</p> <p>Education: Bachelor's Degree or 5 years of Commercial Project Management experience plus min exp met (total 10 Years CPM exp without degree)</p> <p>Equivalent Construction PM experience is defined as experience as project manager/owner's PM/consultant on commercial or healthcare projects.</p>
